The short answer

By the value of registered home sales in Dubai from 1 January to 31 August 2026, Emaar ranks first with AED 32.3 billion, followed by DAMAC with AED 18.2 billion and Azizi with AED 10.6 billion. Binghatti, Ellington, Meraas, Nakheel, BEYOND, Sobha and Imtiaz complete the top ten. By number of sales Azizi leads with 12,256. The ranking measures sales, not build quality or on-time delivery.

Key takeaways

  1. By sales value, 1 January to 31 August 2026: Emaar AED 32.3bn, DAMAC 18.2bn, Azizi 10.6bn, Binghatti 9.3bn, Ellington 8.7bn, Meraas 7.9bn, Nakheel 7.4bn, BEYOND 7.3bn, Sobha 7.0bn, Imtiaz 4.1bn.
  2. By number of sales the top three are Azizi (12,256), DAMAC (7,102) and Emaar (6,039). Samana, Danube and Reportage enter the top ten on this measure.
  3. The average sale runs from about AED 860,000 at Azizi to about AED 8 million at Meraas. That shows the mix of homes each developer sold. It is not a starting price: for those, use the entry-price table on this page.
  4. A sales ranking shows who sells the most. It does not show build quality, on-time delivery or whether a project is right for you. Check the project's DLD registration, escrow account, construction progress and payment plan before you pay anything.
  5. Sobha led the monthly table in September 2026 with AED 1.7bn, ahead of Emaar and Binghatti at AED 1.2bn each. Monthly order moves with launches, so read it alongside the year-to-date table.

This page ranks the top property developers in Dubai by a recorded measure: the value of the home sales they registered with the Dubai Land Department from January to August 2026. It then shows what each one builds, where, and from what price.

A sales ranking tells you who is selling the most. It does not tell you who builds best or delivers on time, so the second half of the page covers how to choose between real estate developers for your own purchase.

We track 308 off-plan projects in Dubai from 65 developers. The project counts, starting prices and latest projects below come from that data and change whenever we add or update a project.

  • Highest sales value: Emaar, AED 32.3bn (1 January to 31 August 2026).
  • Most sales by number: Azizi, 12,256 sales (same period).
  • Lowest starting price we track among the ten: Azizi, from AED 564K (our project data, October 2026).
  • Most Dubai projects on our tracker: Emaar, 68 projects (October 2026).

01Top 10 property developers in Dubai by registered sales

The ranking covers 1 January to 31 August 2026. September is shown separately further down and is not included in these totals.

Emaar leads by a wide margin. Its AED 32.3 billion is more than DAMAC and Azizi sold together, and more than a quarter of the top ten's total of about AED 113 billion.

Bar chart of the top 10 developers in Dubai by registered sales value from 1 January to 31 August 2026: Emaar AED 32.3 billion, DAMAC 18.2 billion, Azizi 10.6 billion, Binghatti 9.3 billion, Ellington 8.7 billion, Meraas 7.9 billion, Nakheel 7.4 billion, BEYOND 7.3 billion, Sobha 7.0 billion and Imtiaz 4.1 billion.

10. ImtiazAED 4.1bn2,67012AED 679K

Three things stand out:

  • Two developers are far ahead. Emaar and DAMAC together sold about AED 50 billion, close to half of the top ten's total.
  • Places four to nine are tight. Binghatti, Ellington, Meraas, Nakheel, BEYOND and Sobha sit between AED 7.0 billion and AED 9.3 billion. One large launch can reorder them.
  • The list mixes very different businesses. Azizi reached third place with more than 12,000 sales. Meraas and Nakheel reached sixth and seventh with fewer than 1,000 each.

02How we ranked the developers, and what the numbers cannot tell you

The order is by sales value: the total price of homes each developer sold, as registered with the Dubai Land Department, from 1 January to 31 August 2026. It covers all home types and price ranges.

The sales columns come from registered sales. The project counts and starting prices next to them come from our own project data. The two are labelled separately in every table.

We chose sales value because it is recorded, not claimed. Every sale in Dubai is registered, so the figure does not depend on a developer's own announcements.

What the ranking does not measure:

  • Quality or delivery. A developer can sell a great deal and still hand over late. Check the delivery record separately.
  • Value for money. A high rank says many buyers chose that developer. It does not say the price was right.
  • Fit. A developer that sells studios is no use to a family looking for a villa, however high it ranks.
  • Today's prices. Sales value and average sale describe what was sold. They are not the price of a home available now.
  • Rental returns or resale. Neither is part of a sales count.

For those questions, use the checks further down this page and our guide to checking a developer and project.

03The top 10 developers: profiles and projects

Each entry gives the registered sales, the Dubai projects we track for that developer, where most of them are and the ones we updated most recently.

1. Emaar Properties

Dubai's largest listed developer and the master developer of Downtown Dubai, Dubai Hills Estate, Dubai Creek Harbour, Emaar South and The Valley. It leads on value by a wide margin because it sells villas and large apartments inside its own communities.

All Emaar projects, prices and payment plans

2. DAMAC Properties

A private Dubai developer known for large villa communities such as DAMAC Lagoons, DAMAC Hills and DAMAC Islands, and for branded towers. It is second on both value and number of sales.

All DAMAC projects, prices and payment plans

3. Azizi Developments

The highest number of sales of any developer, by a long way. Azizi sells mostly studios and one-bedroom apartments in Azizi Venice, Azizi Riviera and its other communities, so the average sale is the smallest in the top ten.

All Azizi projects, prices and payment plans

4. Binghatti Developers

A Dubai developer with a distinctive facade style and a run of branded towers with Bugatti, Mercedes-Benz and Jacob & Co. It sells mainly apartments, from studios in its mid-market buildings to full-floor homes in the branded ones.

All Binghatti projects, prices and payment plans

5. Ellington Properties

A design-led Dubai developer founded in 2014. Its average sale value is close to AED 3 million, in the middle of the top ten.

All Ellington projects, prices and payment plans

6. Meraas

Part of Dubai Holding. Meraas sells fewer homes than most of the top ten at the highest average value, in places such as City Walk, Bluewaters, La Mer, Jumeira Bay and Design Quarter.

All Meraas projects, prices and payment plans

7. Nakheel

Part of Dubai Holding and the master developer of Palm Jumeirah, Palm Jebel Ali and Dubai Islands. Like Meraas, a small number of high-value sales, many of them waterfront villas.

All Nakheel projects, prices and payment plans

8. BEYOND Developments

OMNIYAT's second brand and the newest name in the top ten. Its sales centre on Dubai Maritime City, where it is building a run of waterfront towers on a masterplan of eight million square feet.

All BEYOND projects, prices and payment plans

9. Sobha Realty

A private developer that designs, manufactures and builds in-house. Its sales come from Sobha Hartland II, Sobha One, Sobha Central and its newer communities in Umm Al Quwain. Sobha led the monthly table in September 2026.

All Sobha projects, prices and payment plans

10. Imtiaz Developments

A fast-growing private developer of mid-market apartment buildings across Dubai Islands, Meydan, Dubai Land Residence Complex and Jumeirah Village Circle.

All Imtiaz projects, prices and payment plans

04The ranking by number of homes sold

Count homes instead of money and the order changes. Azizi moves to first place, with almost twice as many sales as second-placed DAMAC. Emaar drops to third.

Two ranked lists of Dubai developers side by side for 1 January to 31 August 2026. By sales value: Emaar, DAMAC, Azizi, Binghatti, Ellington, Meraas, Nakheel, BEYOND, Sobha, Imtiaz. Meraas, Nakheel and BEYOND leave the top ten on this measure. Samana, Danube and Reportage replace them. All three sell mostly apartments at lower entry prices.

This table counts every registered sale, at every price. It shows which developers sell in volume, not which have the most homes in a given budget. For that, use the starting-price table below, off-plan apartments in Dubai and payment plans.

05What each developer sells: the average sale

Divide sales value by number of sales and you get the average value of a sale. It is a quick way to see what kind of homes a developer sells.

Bar chart of the average value of a sale for the top 10 Dubai developers by value, 1 January to 31 August 2026: Meraas about AED 8.0 million, Nakheel 7.6 million, Emaar 5.3 million, BEYOND 4.7 million, Sobha 3.2 million, Ellington 2.9 million, DAMAC 2.6 million, Binghatti 1.6 million, Imtiaz 1.5 million and Azizi about AED 860,000.

The developers fall into three groups:

  • About AED 5 million and above: Meraas, Nakheel, Emaar. Villas, large apartments and waterfront homes, mostly inside their own master communities.
  • AED 2.5 million to AED 5 million: BEYOND, Sobha, Ellington, DAMAC. Larger apartments and a share of villas and townhouses.
  • Under AED 2 million: Binghatti, Imtiaz, Azizi. Mostly studios and one- and two-bedroom apartments.

These are averages across everything sold. Emaar also sells one-bedroom apartments, and Azizi also sells penthouses. An average is not a starting price.

09How to check a Dubai developer before you buy

Rank is a starting point. These five checks decide whether a project is sound.

Five checks to make before choosing a Dubai developer: the project is registered with the Dubai Land Department and has its own escrow account, the developer's delivery record over the last three years, the inspected construction progress, how much of the payment plan is due before handover, and service charges and management after handover.
  1. Registration and escrow. Every off-plan project must be registered with the Dubai Land Department and have an escrow account in the project's name. Your payments go to that account. Our guide to buyer protection explains how it works.
  2. Delivery record. Ask which projects the developer handed over in the last three years and how the dates compared with the contracts.
  3. Construction progress. The Dubai Land Department inspects each project and records a completion percentage. Ask for the current figure for the project you are buying.
  4. Payment plan. Two homes at the same price can ask for very different amounts before handover. Compare the schedule, and read what the contract says about late payment.
  5. After handover. Ask for the estimated service charge per square foot and who will manage the building or community.

Two more habits help. Read the sale and purchase agreement for the handover date and what the developer owes you if it is late. And visit a building the developer has already completed, to see the finish for yourself.

FAQQuestions buyers ask.

Who is the biggest developer in Dubai?

Emaar, by sales value. It registered AED 32.3 billion of sales between 1 January and 31 August 2026, well ahead of DAMAC at AED 18.2 billion. By number of homes sold, Azizi is the biggest, with 12,256 sales in the same period.

Who are the top 10 developers in Dubai?

By registered sales value from 1 January to 31 August 2026: Emaar, DAMAC, Azizi, Binghatti, Ellington, Meraas, Nakheel, BEYOND, Sobha and Imtiaz. By number of sales the list is Azizi, DAMAC, Emaar, Binghatti, Ellington, Imtiaz, Samana, Sobha, Danube and Reportage.

Which is the best property developer in Dubai?

There is no single best developer, because buyers want different things. Emaar sells the most by value and Azizi the most homes. The right choice depends on your budget, the home type, the community and the payment plan. Compare the specific project, not only the name on the brochure.

Is the biggest developer the safest to buy from?

Size is not a safety measure, and a sales rank does not predict whether a project completes on time. Every off-plan project in Dubai must be registered with the Dubai Land Department and hold its own escrow account, whoever builds it. Check those two things, the construction progress and the developer's recent handovers for the project you are buying.

Which Dubai developers sell the lowest-priced homes?

Use starting prices, not sales averages, to answer this. The entry-price table on this page lists the lowest starting price we track for each ranked developer and how many of its Dubai projects start under AED 1 million. For context, Azizi had the lowest average registered sale among the top ten, at about AED 860,000, but an average is not a price you can buy at.

Which developers build villas and townhouses in Dubai?

Emaar, DAMAC and Nakheel are the master developers behind many of Dubai's villa and townhouse communities. Our page of off-plan villas in Dubai lists every villa and townhouse project we track, with prices.

How often is this ranking updated?

The sales figures change when figures for a new period are published. The number of projects we track, the starting prices and the latest projects for each developer update every time we add or revise a project, and the date at the top of the page changes with them.

Is Emaar better than DAMAC for an off-plan buyer?

Neither is better in general. Emaar sold more by value and DAMAC sold more homes between January and August 2026. Compare the two on the things that affect you: the community, the home type, the price per square foot, the payment plan, the handover date and the developer's delivery record in that community.

What is the difference between a master developer and a building developer?

A master developer plans a whole community: the roads, parks, schools and plots. It builds some of the homes itself and may sell other plots to building developers, who each build a tower or a cluster of villas inside it. When you buy from a building developer, check both names: the builder of your home and the master developer of the community around it.

How can I check a developer or project with the Dubai Land Department?

Ask the developer or agent for the project's DLD registration number and its escrow account details, then look the project up on the Dubai REST app, which shows registered projects and their construction progress. Check that the agent holds a valid broker card. Our guide to checking an off-plan project and developer walks through each step.

What we could not verify

  • The January to August figures are developer sales registered with the Dubai Land Department, as compiled in market data and published on 17 September 2026. We have not recomputed them from the register ourselves, and we will replace them when figures for a longer period are published.
  • Average sale values are our own division of sales value by number of sales. They are rounded and describe the mix of homes sold, not the price of any one home.
  • Samana, Danube and Reportage are ranked by number of sales only. Their sales value for the period was outside the top ten and is not shown.
