Dubai South is the freehold expansion zone in Dubai's south-west, along Sheikh Mohammed Bin Zayed Road (E311), built around Al Maktoum International Airport (DWC) and Expo City Dubai. It is served by the Expo 2020 station on the Route 2020 branch of the Red Line. Its growth is driven by the AED 128 billion airport expansion approved in April 2024, designed for 260 million passengers a year, whose first phase of about 150 million passengers is expected in 2032.

Where is Dubai South?
In Dubai's south-west, along Sheikh Mohammed Bin Zayed Road (E311), around Al Maktoum International Airport (DWC) and Expo City Dubai. Jebel Ali Port and Free Zone are to the north, Dubai Investments Park to the north-east and Palm Jebel Ali on the coast to the north-west. Its Metro station is Expo 2020 on the Red Line, and by car DWC is about 10 minutes, Dubai Marina about 25 minutes, Downtown Dubai about 35 minutes and DXB about 45 minutes.
When does the new Al Maktoum airport open?
The first operational phase is expected in 2032, at about 150 million passengers a year, and Sheikh Hamdan bin Mohammed reviewed that schedule in June 2026. The full design, approved in April 2024 at AED 128 billion, reaches 260 million passengers a year with five runways, 400 aircraft stands and four satellite concourses across 70 square kilometres.
Is Dubai South freehold?
Yes. Dubai South is a designated freehold area, so buyers of any nationality can own title here outright, the same as in Dubai Marina or Downtown. Ownership is registered with the Dubai Land Department on completion of the sale.
Is Dubai South on the Metro?
Yes. The Route 2020 branch of the Red Line runs out here and terminates at the Expo 2020 station, which serves Expo City Dubai. The Residential District is a short drive or feeder bus ride from the station.
What are yields like in Dubai South?
Yields vary by tower and by how far a building is from Expo City and the Metro, so compare the rent achieved in the specific building you are considering. Demand is growing with the airport, the logistics district and Expo City.
