Where is Dubailand?
Dubailand is in southern inland Dubai, covering roughly 278 sq km between Sheikh Mohammed Bin Zayed Road (E311) and Emirates Road (E611). Al Barsha South, Motor City and Dubai Sports City border it to the west, Mohammed Bin Rashid City and Nad Al Sheba to the north, and Dubai Silicon Oasis and Academic City to the east. From central Dubailand, Downtown Dubai is about 20 to 25 minutes by car, DXB about 25 minutes, Dubai Marina about 30 minutes and DWC about 35 minutes.
Does Dubailand have a metro station?
The western communities use Mall of the Emirates station on the Red Line, a short drive along Umm Suqeim Road. On the eastern side, the Blue Line adds stations at Dubai Silicon Oasis and Academic City on 9 September 2029. Inside the zone, travel is by road.
Is Dubailand freehold for foreign buyers?
Yes. Dubailand is a designated freehold area in Dubai, so buyers of any nationality can hold full title. This is a Dubai rule rather than a UAE-wide one: Sharjah, for example, applies ownership rules project by project.
Which communities are in Dubailand?
Dubailand contains dozens of separate master communities built by different developers. The larger ones include Damac Hills, Damac Hills 2, Mudon, Villanova, Arabian Ranches 3, Town Square, Remraam, Living Legends, Arjan, Liwan and Dubailand Residence Complex.
What is the average price per square foot in Dubailand?
Prices are best read by community. Damac Hills 2 trades at around AED 600 to 950 per square foot and Damac Hills at around AED 950 to 1,200, and other communities are priced project by project, so compare the specific community rather than a zone-wide average.
How far is Dubailand from Downtown Dubai?
From central Dubailand, Downtown Dubai is about 20 to 25 minutes by car and Dubai International about 25 minutes, off-peak. The western communities near Umm Suqeim Road are closer to Downtown than the eastern and southern ones.
Is Dubailand a good investment?
It suits a buyer who wants space per dirham and competitive gross yields over a genuine holding period. With a large off-plan pipeline across the zone, the best results come from choosing an established community and a well-specified building.
What are service charges like in Dubailand?
Villa and townhouse communities here carry lower service charges than Dubai towers. Damac Hills villas run around AED 3.17 per square foot against a Dubai-wide median near AED 17 for apartments. Off-plan service charges are set once the owners association budget is approved after handover.
