Emaar Properties is Dubai’s largest listed developer and the builder of Burj Khalifa, The Dubai Mall and Downtown Dubai. It was incorporated in 1997 and is headquartered in Dubai. Emaar Development, the group’s UAE build-to-sell arm, reports 76,000 residential units handed over since 2002.

That figure is company-reported rather than independently audited, and it covers Emaar Development specifically rather than the wider group. We publish it because Emaar states it in its own investor material, and we label it as self-reported rather than presenting it as a verified track record.

What Emaar’s scale means for an off-plan buyer

Delivery risk is the central question in any off-plan purchase, and it is the one thing a large listed developer answers better than a small one. Emaar has completed and handed over master communities repeatedly across two decades, and it is subject to DFM disclosure requirements, which means its financial position is a matter of public record rather than a claim on a brochure.

That is not the same as saying an Emaar unit is a better investment. Scale reduces the risk that a project is never built. It does not tell you whether the price you are paying is reasonable, whether the specific cluster will rent well, or whether the location will appreciate. Those are separate questions and this site treats them separately.

What we have not published here

Emaar’s NOC fee, assignment fee and resale threshold vary by community and are set out in the individual sale and purchase agreement rather than published centrally. We have not reproduced figures for them, because a number that is right for one community and wrong for another is worse than no number at all. Ask for the specific SPA terms before you assume a resale route exists.
