Questions buyers ask about Jumeirah Village Circle.
Where is JVC?
Jumeirah Village Circle is in the Al Barsha South area of Dubai, between Al Khail Road (E44) and Sheikh Mohammed Bin Zayed Road (E311), with Hessa Street and Umm Suqeim Road giving direct access. Al Barsha South is to the north, JVT to the south-west, Arjan to the east and Dubai Sports City and Motor City to the south. Dubai Marina is about 15 minutes by car, Downtown Dubai about 20 minutes, DXB about 25 to 30 minutes and DWC about 30 minutes.
Is JVC a good investment in 2026?
It suits a buyer who wants yield and liquidity. JVC recorded 18,782 transactions in 2025, making it the most liquid community in Dubai, so there is always a comparable and always a buyer. Around 16,852 units complete between 2025 and 2027, which gives wide choice; picking a tower with a staggered handover and a low service charge makes the most of it.
What are service charges in JVC?
They vary more than most buyers expect. Buildings completed between 2024 and 2026 run around AED 11 per square foot, while stock from 2014 to 2017 runs up to about AED 22. The community average is roughly AED 14 to 16. On a 1,000 square foot apartment that is an AED 11,000 annual difference between two units a street apart, so check the specific building on Mollak before you buy.
Does JVC have a metro station?
The nearest station is Mall of the Emirates on the Red Line, about 10 to 15 minutes by car, and the J01 bus links JVC to the mall. Access by road is from Al Khail Road, Sheikh Mohammed Bin Zayed Road, Hessa Street and Umm Suqeim Road.
Is JVC finished?
JVC is around 70% complete, with full build-out expected around 2030. The central districts are finished and fully lived in, and new towers continue to complete on the outer plots.
What rental yield does JVC offer?
Apartments typically return about 6% to 8% gross, with villa stock near 7% median gross. Net typically lands 1.5 to 2.5 percentage points lower once service charges, management and voids are deducted, and in JVC the service charge on your specific building is the largest single variable.
How big is JVC and how is it laid out?
JVC covers roughly 860 hectares and is laid out as a circle divided into ten districts, numbered 10 to 19, with Circle Mall at the centre. It was developed by Nakheel.
