Dubai’s most-searched off-plan address: 4.36 sq km beside Downtown on the Dubai Canal, with new launches at Marasi Bay.
Business Bay is a 4.36 sq km mixed-use district next to Downtown Dubai, masterplanned by Dubai Properties from 2003 at a stated AED 110 billion with upwards of 240 buildings and about 78.5 million sq ft of leasable area. Only around 22 per cent of that area was planned as residential; about 59 per cent is mixed-use and 18.5 per cent commercial. It has its own Red Line Metro station at the Sheikh Zayed Road edge, opened 15 October 2010, and the 3.2km Dubai Water Canal, inaugurated 9 November 2016. Parts of it are also marketed as Marasi Bay and as the Burj Khalifa District.

Questions buyers ask about Business Bay.
Where is Business Bay?
In central Dubai between Sheikh Zayed Road (E11) and Al Khail Road (E44), directly beside Downtown Dubai and the Burj Khalifa, with the Dubai Water Canal running west to the sea. Business Bay station on the Red Line serves it, Downtown is about 5 minutes by car, DXB about 15 minutes, Dubai Marina about 20 to 25 minutes and DWC about 35 to 40 minutes.
Is Business Bay a residential area?
It is a mixed-use district. The 2003 masterplan allocated roughly 78.5 million sq ft of leasable area across 4.36 sq km as about 18.5 per cent commercial, 59.4 per cent mixed-use and 22.1 per cent residential, for 191,000 residents and 110,000 workers. Many residential floors share a building with offices, hotel apartments and retail.
Why do listings call the same place Business Bay, Marasi Bay and the Burj Khalifa District?
Business Bay is the registered master community; Marasi Bay is the waterfront strip inside it, named after Dubai Holding's 2016 marina project; Burj Khalifa District is a marketing frame that also takes in Downtown. Compare towers by location, floor and view rather than by the name used.
Is Business Bay on the Metro?
Yes. Business Bay station opened on 15 October 2010 on the Red Line, on the eastern side of Sheikh Zayed Road at 35th Street, with Burj Khalifa/Dubai Mall one stop away. Towers near Sheikh Zayed Road are a short walk; those on Marasi Drive are a longer walk or a short taxi ride.
Does a Business Bay apartment come with a canal view?
It depends on the tower, floor and orientation. The Dubai Water Canal runs 3.2 km from Business Bay to the Gulf and is 80 to 120 metres wide, and towers with direct frontage command a premium, so look for the view on the floor plan.
What is Marasi Bay?
Dubai Holding unveiled Marasi Business Bay on 24 May 2016 at over AED 1 billion: a 12 km waterfront promenade, 1,250 berths across five marinas, 250,000 sq m of open space, more than 100 shops and a park of almost 60,000 sq m. Ten floating water homes were ready in January 2018, and OMNIYAT, which acquired Marasi Bay Island in 2025, is adding superyacht berths and a yacht club.
