About Emaar South

A golf-led master community in the freehold expansion zone around Al Maktoum International Airport and Expo City Dubai. The plan Emaar publishes is 22,700 homes, roughly 68 per cent of them apartments, arranged around an 18-hole championship course with 25 neighbourhood parks and 53,000 square metres of retail and dining. Thirty releases have been named to date, running from the Expo Golf Villas and Urbana phases through the Fairway Villas and Greenway series to the current Golf-prefixed launches. Healthcare and schooling are cited as the Saudi German Clinic in Dubai South Village and Greenfield International School, both in the wider Dubai South rather than inside the community itself.

What to consider

  • Roughly two thirds of the plan is apartments, which is the product most exposed to Dubai South supply and the cheapest apartment stock in freehold Dubai. Only ten of thirty releases showed inventory on 10 September 2026 and they held 48 units between them, so for most of this community the developer market is closed and any purchase is a resale at a resale price. Price and remaining stock move in opposite directions across those ten, which is worth testing rather than assuming away. Emaar publishes no land area, no operator or opening status for the golf course, no service charges and no handover dates. The Expo Metro station serves Expo City, not Emaar South, so it is a drive. And the five-minute airport is a small regional terminal today; its expanded first phase is expected around 2032.

Our take

Emaar South is the golf address inside Dubai South, and the premium it asks over the rest of that district is the whole question. The community is far enough along to be judged on evidence rather than renders, and the evidence is mixed in a useful way: demand has cleared most of the sales board, but two thirds of the plan is apartments, the dearest releases are the slowest, and the operating facts a buyer actually needs, service charges, the golf course status, handover dates, are not published anywhere on it. Treat the airport as a 2030s asset rather than a 2026 one. If you want to buy here now, Golf Trails is effectively the release with stock; everything else is a resale conversation, which changes the price, the process and the fees. Ask for the service charge per square foot and the golf course operating status in writing before you compare Emaar South against anywhere else in Dubai South.

Emaar South is Emaar’s master community inside Dubai South, the freehold expansion zone in the city’s south-west built around Al Maktoum International Airport and Expo City Dubai. Its organising feature is an 18-hole championship golf course, and the residential releases are laid out around it rather than around a retail centre or a waterfront. Emaar now publishes enough on its own community page to check the sales pitch against the stock, which is unusual and worth doing.

Two thirds of this golf community is apartments

Emaar states 22,700 residential units for the master community, of which 15,360 are apartment units. That is roughly 68 per cent of the plan, which sits oddly against imagery built on fairways and detached homes. Alongside them the community page states 53,000 square metres of retail and dining space, 25 neighbourhood parks and the 18-hole championship course.

The apartment share matters for two reasons. It sets what your neighbours are and what the resale comparison set looks like, and it is the part of the plan most exposed to Dubai South’s wider supply, which is the cheapest apartment stock in freehold Dubai. A villa or townhouse buyer here is buying the minority product in an apartment-led community.

Thirty releases, forty-eight units left

Emaar lists thirty named releases at Emaar South and publishes a live remaining-unit count against the ones still selling. On 10 September 2026 only ten of the thirty carried any inventory at all, and those ten held 48 units between them. Seven of the ten had six units or fewer.

Read that carefully before drawing the obvious conclusion. It is evidence of demand for the address, and it is also a statement about what is actually purchasable here: for most of these releases the developer market is closed and any transaction is a resale, at a resale price, with a transfer process and fees this site’s buyer guides cover separately. A remaining-unit counter is a marketing surface as well as a stock figure, so treat it as a floor rather than a precise inventory, and confirm what is left for the specific release and unit type you want.

The price ladder runs backwards

The cheapest release on the board, Golf Trails at AED 1,819,888, is also the newest and holds 21 of the 48 available units. The most expensive, Golf Acres at AED 4,727,888, has one. Across the ten, price and remaining stock move in opposite directions almost perfectly.

The innocent explanation is sequencing: older releases have sold through and newer ones are launched at the current entry price for the current product. The one to test is the alternative, that the higher tiers are slower because the golf-frontage premium is thinner than the price list implies. You can settle it on a single question to any agent: what does the last comparable resale in the higher-priced release actually show against its launch price?

Five minutes from an airport that is mostly still a plan

Emaar publishes its own drive times from the community: five minutes to Al Maktoum International, fifteen to Expo, twenty-five to Dubai Marina, thirty-five to Downtown and forty-five to Dubai International. We have timed none of them, and the two ends of that list deserve different weight.

The 45 minutes to Dubai International is the honest one, and it is the number that describes a commute. The five minutes to Al Maktoum is true of the distance and only partly true of the benefit: the AED 128 billion expansion approved in April 2024 is expected to reach its first phase at around 150 million passengers in 2032, later than the handover of almost everything selling here today. Proximity to a small regional terminal now is not the same asset as proximity to the world’s largest airport later, and the price is being asked in 2026.

What Emaar still does not publish

The community page gives scale and stock but not the operating detail a buyer needs. There is no total land area, no named operator or opening status for the 18-hole course, no service-charge figure for any release, no handover dates and no delivery record for the parks and retail. The Saudi German Clinic in Dubai South Village and Greenfield International School are named as accessible, both of which sit in the wider Dubai South rather than inside Emaar South itself. Ask for the golf course’s operating status and the service charge per square foot before you compare this against anywhere else.

Measure your specific plot to the platform before treating a metro premium as real.

The drive times published on this page are Emaar's own and we have timed none of them. Off-plan and escrow

Law No. 8 of 2007 requires every off-plan project to hold buyer money in a project-specific escrow account, ring-fenced from the developer creditors, with releases against certified construction milestones. Law No. 13 of 2008 creates the interim register and makes an unregistered off-plan disposition void. Law No. 19 of 2020 sets the maximum a developer may retain if a purchase fails, and those limits are public order, so no contract can override them.
