BEYOND Developments is the second development brand of OMNIYAT, the Dubai developer of One at Palm Jumeirah, The Lana and the Orla residences. Its anchor is a waterfront masterplan of roughly eight million square feet at Dubai Maritime City, and its wider portfolio includes Passo on the West Crescent of Palm Jumeirah, Arancia at The Yards in City of Arabia, Hado at Dubai Islands, Kanyon, and Le Chateau in Ras Al Khaimah. Passo is being developed through Estate Grand Real Estate Development, with Archgroup Consultants as architectural consultant.

BEYOND Developments is the second development brand of OMNIYAT, the Dubai developer behind One at Palm Jumeirah, The Lana and the Orla residences. Where OMNIYAT works at the top of the ultra-prime market, BEYOND carries the same design-led approach into a broader band of the market.

Its anchor project is a waterfront masterplan of roughly eight million square feet along the Dubai Maritime City coastline, organised into districts the developer calls The Cove, The Forest and The Promenade, with a podium-level beach lagoon and a network of shaded walkways.

Beyond that masterplan the portfolio spreads across several emirates: Passo on the West Crescent of Palm Jumeirah, Arancia at The Yards in City of Arabia, Hado on Island B of the Siora masterplan at Dubai Islands, Kanyon, and Le Château within the Evermore masterplan in Ras Al Khaimah.
