Our view on Passo at Palm Jumeirah.
What makes Passo worth studying is that its price list is legible. Sort the released units by orientation and the building tells you exactly what it thinks the sea is worth: about a third on top of the rate, holding size constant. That is a defensible way to price beachfront, and it hands the buyer a real decision rather than a headline. The judgement is which side of that ladder you belong on. If you are buying to use the beach, the Beach Elite premium is the product and paying it is the point. If you are buying the address as an asset, the Skyline and Dubai City units are the same building, the same beach access and the same handover at roughly three-quarters of the rate, and that is where the arithmetic is most interesting. What you should not do is buy the cheapest unit expecting the view the marketing sold you.
