H&H is a Dubai property developer founded in 2007 by Shahab Lutfi Harmoozi and Mohamed Al Hussaini, holding Dubai Land Department developer number 1751. It has 31 projects on the register through the company and its subsidiaries, including O14 in Business Bay, the 93-storey City Tower 1 completed in May 2026 and Eden House The Canal, and it is credited with introducing the Four Seasons, Aman and Rosewood brands to Dubai. It files individual projects through single-project companies rather than under the parent name.

H&H is a Dubai developer that has spent most of its life building for other people’s brands. Founded in 2007 by Shahab Lutfi Harmoozi and Mohamed Al Hussaini, who share the chairman and chief executive roles, it holds Dubai Land Department developer number 1751 and is credited with bringing the Four Seasons, Aman and Rosewood names to Dubai before establishing its own Eden House brand.

What it has actually built

Propsearch, reading the register, counts 31 projects filed through the company and its subsidiaries: six communities and twenty-five buildings, across Dubai Marina, Business Bay, DIFC, Jumeirah, Downtown Dubai and Dubailand. O14 in Business Bay, the perforated concrete tower, is the one architects know it for. City Tower 1, a 93-storey mixed-use building, completed in May 2026, and Eden House The Canal sold out ahead of handover in January 2026.

That is a smaller and more deliberate record than the volume developers this site covers most often, and it is the useful thing to know about H&H: it builds fewer, more designed buildings, and it has a habit of finishing them.

The single-project company pattern

H&H files projects through subsidiaries rather than under the parent name, so the developer of record on a register entry is usually an entity you have not heard of. Its filed subsidiaries include Dubai Peninsula, Agarwood Properties, Alia Developments, Blackwood Development and District Investment Development. Sunrise Valley is registered to Sunrise Valley L.L.C.

This is normal structure in Dubai and not a warning in itself, but it does mean two checks matter more than usual. Match the entity named on your sale and purchase agreement against the one on the project’s register entry, and do not assume the parent’s balance sheet stands behind the single-project company unless the contract says so.
