Sunrise Valley sits in Nad Al Sheba First, the inland Dubai sector beside Meydan and the racecourse. Al Ain Road (E66) runs the inland corridor and Ras Al Khor Road (E44) frames the northern edge, carrying traffic to Business Bay and Downtown Dubai. Sheikh Mohammed Bin Zayed Road (E311) is the south-western route. This is a low-density villa district a short drive from the centre, with large plots and green space as its trade.
Dubai developer founded in 2007, DLD developer number 1751, known for O14 and Eden House and for bringing Four Seasons, Aman and Rosewood to the city. Builds fewer, more designed buildings than the volume houses.
Sunrise Valley is a well-structured deal on scarce land from a developer that builds to a design standard. The 50/50 plan and the plot sizes are the two things most worth paying for, and the forest-trail masterplan is better than most. The way in is simple: take the price sheet for your chosen layout with its built-up and plot areas, check the payment schedule against the March 2030 handover, and compare the rate with villa stock across the Meydan corridor.
Any rental or resale outcome is an estimate, never a guarantee. We don't publish return forecasts on project pages.
Each is verified with its developer. We picked them because they share a budget, a developer or an address with Sunrise Valley.
