Nakheel is a government-linked Dubai master developer, now part of Dubai Holding Real Estate. It built Palm Jumeirah and is the developer of Palm Jebel Ali, Dubai Islands, The World, Jumeirah Village Circle and Triangle, Discovery Gardens and Ibn Battuta Mall. Its delivery record is strong on completed reclamation and carries one significant interruption: Palm Jebel Ali was launched in 2002, stalled after the 2008-09 restructuring, and relaunched in 2023.

It is a government-linked developer rather than a private one, and it now sits inside Dubai Holding Real Estate: the August 2026 Frond F release was issued on both nakheel.com and dubaiholding.com, and the statement in it is attributed to Khalid Al Malik, Chief Executive of Dubai Holding Real Estate, not to a Nakheel executive.
The delivery record buyers should actually weigh
Nakheel completed Palm Jumeirah, which is the strongest single reference in Dubai reclamation: an island that was sold off-plan, built, handed over and has since traded for two decades. Against that, Nakheel is also the developer whose 2008–09 restructuring stalled Palm Jebel Ali for more than a decade after the original 2002 launch, leaving early buyers in a position no payment plan protects against. The island relaunched in 2023. Both facts belong in the same sentence: the capability is proven, and so is the exposure of a very long project to a credit cycle.
What we have not verified
We have not audited Nakheel’s handover dates against DLD completion records across its portfolio, and we do not publish a delivery-on-time percentage for any developer because no primary source publishes one. We have not verified the corporate structure beyond what the press releases themselves show. Where a Nakheel project page on this site quotes a handover date, that date is the developer’s own claim unless it is marked as coming from the DLD register.
