Abu Dhabi is now the sixth-largest city market for branded residences in the world, according to The Brand Standard, the first annual report from the advisory firm Global Branded Residences (GBR). The report counts 31 branded projects in the emirate: five completed and 26 planned or under construction.

By pipeline alone, Abu Dhabi ties for third place with Cairo, behind only Dubai and Miami.

Global Branded Residences, The Brand Standard, as reported by Khaleej Times on 19 October 2026.

The region now holds more than 27% of the world's branded residences pipeline. Worldwide, GBR finds that branded homes sell at an average premium of 44% over comparable homes without a brand.

02Standalone buildings lead in Abu Dhabi

The biggest change is in the type of project. 92% of Abu Dhabi's pipeline is standalone: residential buildings that carry a brand and its services but are not part of a hotel. Globally the share is 37%, and in Dubai it is 77%.

GBR's founder, Riyan Itani, put the shift down to brands learning that their service standards carry over to homes without a hotel next door.

03Which brands are coming

The report names Mandarin Oriental, Four Seasons, St. Regis, W, Waldorf Astoria, Elie Saab, Jacob & Co., Henge, BRABUS and SHA among the brands in Abu Dhabi. Marriott has five projects in the pipeline and Accor three. Mandarin Oriental and Four Seasons have two each, and Elie Saab leads the non-hotel brands with two.

Several of these are projects we track:

04What it means if you are buying

More choice, more comparison. With 26 projects coming, buyers can weigh several brands in the same district, such as Saadiyat or Yas Island. Compare the size of the homes, the service charge and what the brand actually provides day to day.

The premium needs checking. A 44% average premium is a global figure, and it varies widely by brand and location. Ask how the price per sq ft compares with unbranded homes nearby, and how long the brand agreement runs.

It fits the wider market. Off-plan made up 81% of Abu Dhabi home sales in the third quarter, and sales above AED 10 million doubled, as we reported in Abu Dhabi Q3 2026. See all projects in Saadiyat Cultural District, Yas Island and Al Maryah Island.
