Dubai recorded 86 home sales above $10 million (about AED 36.7 million) in the third quarter of 2026, worth AED 5.77 billion ($1.57 billion), according to Knight Frank. That is down from 103 a year earlier and 131 in the second quarter.

Across the first nine months the count is still ahead of last year: 412 sales, against 357 in the same period of 2025, worth about $6.67 billion.

Palm Jumeirah took about 31% of the deals and 35% of the value, including the quarter's largest sale at AED 260 million. Prices on the island average AED 4,083 per sq ft, down 9.1% over 12 months. Villas made up 55 of the 86 sales.

Across Dubai's ten prime neighbourhoods, prices fell 5% between the second and third quarters, the first fall since 2020, and prime volumes are 29.4% lower than a year ago.

"The biggest drag at the moment on overall market activity is the ongoing regional conflict," said Faisal Durrani, head of research for the Middle East and North Africa at Knight Frank. Louis Harding, head of UAE residential, said Palm prices are "increasingly offering 'good value'", with buyers "largely seeking permanent or holiday homes rather than looking to flip properties."

03What it means if you are buying

Prime prices have eased. A 5% quarterly fall in prime neighbourhoods and a 9.1% annual fall on the Palm give buyers more room to negotiate on ready homes, and a benchmark for judging off-plan launch prices nearby. See the Palm Jumeirah area guide.

Villas lead the top end. Most $10m-plus buyers chose villas, in Palm Jumeirah, Emirates Hills, Dubai Hills Estate and Jumeirah Golf Estates.
