Dubai office rents hold at AED 241 per sq ft as Savills expects most new supply from 2028

About 20,200 office leases were signed in Dubai in the third quarter, two in three of them for units under 1,000 sq ft. Savills expects 20.4 million sq ft of new office space by 2030, most of it arriving from 2028.

Office rents in Dubai averaged AED 241 per sq ft in the third quarter of 2026, broadly unchanged from the second quarter, according to Savills' latest Dubai office market report. About 20,200 office leases were registered in the quarter, 8% fewer than the 21,900 in the second quarter.

Savills describes the market as broadly steady. Quarterly leasing has stayed between about 20,000 and 23,000 deals since the third quarter of 2025.

02Small offices lead the leasing market

Two in three leases were for offices under 1,000 sq ft, and 40% were for units under 500 sq ft. Savills says this shows how deep demand is for smaller, flexible offices.

At the other end, it saw several relocation requirements of more than 30,000 sq ft in the quarter. Corporate relocations remain the main driver of leasing, with growing interest from fintech firms and Chinese companies in Grade A space in prime locations.

Savills also reports fewer lease terminations than in earlier quarters. Buildings close to a metro station continue to get more enquiries and let faster.

03Rents by district

Savills' rental ranges show how widely office rents vary across the city. A few of the districts it tracks:

04Most new supply arrives from 2028

Savills expects about 20.4 million sq ft of new office space between 2026 and 2030. Handovers stay limited this year and next, then pick up sharply.

YearExpected new office space
20261.76 million sq ft
20272.50 million sq ft
20285.27 million sq ft
20296.67 million sq ft
20304.24 million sq ft

The mix also changes. Savills expects strata-owned offices, sold floor by floor or unit by unit to individual owners, to make up 86% of new supply in 2028 and 78% in 2029. In 2030 the pipeline swings back to buildings held by a single owner, at 91% of new space.

05What it means if you are buying an off-plan office

Rents have held up. An average of AED 241 per sq ft, steady through a quarter of regional uncertainty, gives a reasonable base for working out the rent an office could earn. Use the district range, not the city average, and check recent leases in the building or its neighbours.

Small units are what tenants are taking. Offices under 1,000 sq ft made up two thirds of leases. Most off-plan office towers in Business Bay and along Sheikh Zayed Road are sold in units of this size.

Plan for more competition from 2028. Many of today's off-plan office towers are due for handover in 2028 and 2029, when Savills expects the most new space, mostly owned by individual investors. Owners will be letting similar units at the same time, so location, metro access, building quality and fit-out will matter when you look for a tenant.

Ask the right questions. Check the handover date, whether the office is handed over fitted or as a shell, the service charge per sq ft, and the payment plan. Make sure every payment goes to the project's escrow account.
