Dubai Islands: Nakheel to upgrade 3 km of shoreline and add a new beach by the end of 2027

The marine works on Island B include new breakwaters and 320 metres of new beach beside Bay Villas. Completion is due in the fourth quarter of 2027.

Nakheel has awarded a contract to upgrade 3 km of the western shoreline of Dubai Islands and build 320 metres of new beach. The work is due to finish in the fourth quarter of 2027.

02What will be built

  • New breakwaters to shelter the beaches.
  • Removal of the rock walls that currently protect the shore, so the waterline becomes sand.
  • A new beach next to Bay Villas.
  • Repairs and refurbishment of several existing beaches on the western side of the island.

03Other contracts on the islands

The beach works follow two larger awards on Dubai Islands this year:

  • AED 2.6 billion to build Bay Villas, awarded to Fibrex Contracting.
  • AED 527 million for main infrastructure and utilities, awarded to Al Nasr Contracting in April 2026.

04Dubai Islands at a glance

Dubai Islands is a group of five islands off the Deira coast, covering 18.6 sq km. The plan is for about 62,000 homes for more than 230,000 residents, with over 11,000 hotel rooms and more than 4,000 branded residences.

05Why it matters for buyers

Beach access is the main reason people buy on Dubai Islands. A finished, sandy shoreline on Island B is due before or around the time many homes now on sale are handed over.

Contracts awarded and work under way are a firmer signal than a masterplan drawing. Before buying, check how far your building is from the nearest beach and whether that beach is public, private to a community, or reserved for a hotel.
