The Plaza is the commercial heart of The Yards, the AED 4 billion masterplan BEYOND, OMNIYAT Group’s developer, is building in City of Arabia at the northern gate of Dubailand. It is made up of four commercial blocks, each with a basement, ground floor and six upper floors. Offices fill Levels 3 to 6: 17 per block on every floor, 68 per floor and 272 in total, in 32 different layouts from about 123 to 296 sqm. Most are compact: 172 are under 150 sqm, 44 are between 150 and 200 sqm, and 28 each fall between 200 and 250 sqm and above 250 sqm. The 50 retail and F&B units sit below them, with 10 in the basement, 21 on the ground floor, 11 on Level 1 and 8 on Level 2. Offices and shops are delivered shell and core, with ceilings of about 3.2 metres in the offices and 4.2 metres in the retail units. Shared facilities include a business centre, a commercial gym, a swimming pool, two padel courts, public terraces, shaded plazas and landscaped seating, with more than 1,200 parking spaces, guest parking, high-speed lifts, waste rooms on every floor, 24/7 security and a dedicated bus route serving City of Arabia. Dewan Architects + Engineers is the architect and lead consultant, Bleu the interior designer, Coopers Hill the landscape architect and JLL the retail consultant.
