Abu Dhabi National Hotels (ADNH) has awarded an AED 2.2 billion main construction contract for Nasim Al Bahr Residences on Al Marjan Island in Ras Al Khaimah. The contractor is Al Hamad Building Contracting, and ADNH disclosed the award to the Abu Dhabi Securities Exchange this week.
Piling on the site is complete, so the award moves the project into its main construction phase.

02What is being built
ADNH launched the project in November 2025 as its first development in Ras Al Khaimah, with a total value of about AED 3 billion. It is a beach resort and spa under The Luxury Collection, Marriott's upper-luxury hotel brand, with the residences alongside.
Resort amenities include a pool, a signature restaurant, a spa and gym, an indoor padel court, a children's play area, a games room and a screening room. Owners join Marriott's residential owner programme, with Marriott Bonvoy status, hotel rates and a concierge team.
ADNH has run hotels in the UAE for more than 50 years, and this is its first branded residential project.
03What it means if you are buying
Construction is under way. A main contract and finished piling are the milestones to look for before a building rises. Buyers already in the project can now follow progress on site.
Confirm the dates in your contract. With the opening now given as Q4 2028, ask for the completion date written in your sale and purchase agreement and how the 60% balance falls due.
Al Marjan Island has plenty of choice. Other branded projects on the island include Janu Residences, Address Residences, Fairmont Residences and Nikki Beach Residences. Compare home sizes, service charges and what the brand provides day to day.
