Missoni designs two new UAE residential projects: The Bay on Dubai Islands and Waterfront on Al Reem Island

In both, Missoni designs the interiors and shared spaces. Waterfront by Missoni is the house's first branded residence in Abu Dhabi.

The Bay sits on what Tomorrow World describes as the last waterfront plot still to launch on that stretch of the Dubai Islands marina. It will offer a limited number of two and three bedroom homes and a penthouse collection, with amenities to be announced at launch.

OCTA Properties handles sales and marketing as the exclusive partner, and also acts as Missoni's representative on the project, overseeing how its design is carried through.

"We see Dubai Islands as an essential part of Dubai's next phase of growth," said Xu Ma, founder and chairman of Tomorrow World Properties. Livio Proli, chief executive of Missoni, said: "Luxury is increasingly reflected in the way we live."

The oval tower carries Missoni's zigzag through the podium paving, the cladding and the middle of the building. Homes are freehold and open to buyers of any nationality, and are handed over with kitchen appliances and built-in wardrobes to Missoni's specification.

The first-floor deck has a pool, a padel court, a Technogym gym, a spa, a clubhouse, a children's room and a barbecue area. A cinema, a VR room and a business lounge are on the ground floor.

"Bringing Missoni to Abu Dhabi is a defining moment for us and for the city," said Tareq Siam, managing director of Emirates Developments.

The second project lands in a growing market. A report by Global Branded Residences, published the same day, ranks Abu Dhabi sixth in the world for branded residences, with 31 projects: 5 completed and 26 planned or under way.

Across the UAE the report counts 260 branded projects, 185 of them in the pipeline. Worldwide, it finds branded homes sell at an average premium of 44% over comparable unbranded homes.

Know what the brand covers. In both projects Missoni designs the interiors; it is not a hotel brand running services in the building. Ask what the brand's role is after handover, and what that means for service charges.

Compare the premium. With branded homes priced above their neighbours on average, set each price against unbranded towers nearby on Dubai Islands and Al Reem Island.
