Contractors have submitted interest to build the First Al Khail Street corridor, a 15-kilometre elevated road running parallel to Sheikh Zayed Road, as the Roads and Transport Authority procures the project on a design-and-build basis.
The corridor was approved by Sheikh Hamdan bin Mohammed, Crown Prince of Dubai, at an Executive Council meeting on 1 July 2026, as part of a package of initiatives and projects worth AED 18 billion.
01The corridor

|---|---|
| Length | 15 km, elevated |
| Lanes | 3 in each direction |
| Areas served | Al Barsha, Al Quoz, Business Bay, Meydan |
| People served | 2.6 million |
| Sheikh Zayed Road peak travel time | cut by 51% |
| Extra capacity | about 9,000 vehicles an hour |
| Construction | Q3 2027 to Q4 2030 |
Dubai Executive Council, 1 July 2026, as reported by Gulf News. The AED 18 billion figure covers the whole package, not the road alone; its own cost has not been announced.
The road will be built with methods designed to keep traffic moving during construction. Bidders have not been named.
02What it means if you are buying
A second spine beside Sheikh Zayed Road. Al Quoz, Al Barsha and the Meydan side of Business Bay gain a faster route into the city, which matters for commutes from homes completing between 2027 and 2030. See what is selling in Business Bay and Mohammed Bin Rashid City.
Expect works from 2027. Construction runs until the end of 2030, so buyers near the route should allow for roadworks before the benefits arrive.
