Danube Properties has launched Shahrukhz Residences by Danube, a 60-floor, 200-metre waterfront tower in Dubai Maritime City. It is the second phase of Shahrukhz by Danube, after the Shahrukhz office tower on Sheikh Zayed Road, and the first to offer homes. Priority booking is open now.

Every apartment is fully furnished, with Italian kitchen and bathroom fittings, and convertible "Flex" layouts are available across the unit types. The penthouses are designed by Gauri Khan.
02Payment plan and booking
- 30/70 plan: 10 per cent within 21 days of booking, 10 per cent at two months, 5 per cent at 10 months, 5 per cent at 18 months and 70 per cent on handover.
- Handover: December 2029.
- Priority booking (EOI): AED 50,000 for a studio or one-bedroom; AED 100,000 for a two-bedroom or larger. Paying the 10 per cent down payment gives priority in unit allocation.
03The building
- One tower on a 75,000 sq ft plot, with 17 retail outlets and a nursery.
- More than 40 amenities over 80,000 sq ft on three levels, with swimming pools on Level 9 and Level 33, a sky deck on Level 60 and more than ten longevity and recovery spaces.
- A dedicated yacht for residents' use.
- Drive times: Port Rashid boat station 2 minutes, Dubai World Trade Centre 8, Burj Khalifa and Dubai Mall 10, Dubai International Airport 15.
04Why it matters for buyers
With 70 per cent due on handover, most of the price falls due in late 2029, so plan how you will fund that payment, whether from savings or a mortgage at completion. Ask which floor and view a unit has, since prices vary with both, and confirm the furnishing specification in the sale agreement.
