Danube specifies each office type by the number of desks it is drawn for rather than by room count. Standard at 450 to 600 sq ft is drawn for a manager’s cabin and 13 to 15 workstations with a reception and visitor’s zone. Executive at 650 to 800 sq ft adds a meeting room and a restroom and is drawn for 18 to 20 workstations. Premium at 1,200 to 1,500 sq ft is drawn for 38 to 40. Prestige runs from 2,000 sq ft to 11,000 sq ft, adds a conference room and a pantry, and is drawn for 50 to 200 workstations, so the top of that range is a whole floor occupier. Every type carries its own outdoor seating, which is rare in a tower of this height.

The ground floor carries the SRK selfie point, valet, e-scooter parking, electric car charging and the drone docking station. Level 9 holds the outdoor cluster: the cricket pitch, padel and badminton courts, jogging track, podcast studio, networking hub, zen garden, break yard, tranquility garden and urban park. Level 33 has the sky pool and the gym, level 34 Lounge 33 and the club house, level 35 the multipurpose hall, board room and meeting room, level 36 the two prayer halls, and level 55 Lounge 55, with the helipad above. Building services include thirteen high speed lifts with a stated wait of under 40 seconds, district cooling, a washroom on every floor and a shuttle to the Metro.

The tower sits on the Sheikh Zayed Road frontage in Al Sufouh First, the stretch of the highway between Dubai Marina and Umm Suqeim, and one of the best connected office addresses in the city. The Metro Red Line runs in the median of Sheikh Zayed Road with Dubai Internet City and Al Khail the nearest stations, and Danube runs a shuttle to the Metro for tenants. The Dubai Tram runs the coastal side and interchanges with both the Red Line and the Palm Jumeirah monorail, and Al Khail Road takes through traffic inland. Drive times are five minutes to Palm Jumeirah, eight to Dubai Marina, Mall of the Emirates and Burj Al Arab, and twenty to Dubai International and Expo City, off peak. Dubai Internet City, Dubai Media City and Knowledge Park, some of the city’s largest employment clusters, are neighbours.
