What is Al Sufouh?

Al Sufouh is a coastal district of Dubai lying between Dubai Marina and Umm Suqeim, divided on the land register into Al Sufouh First and Al Sufouh Second. Sheikh Zayed Road runs through it, Al Sufouh Road runs along the coast behind the beach, and it is one of the few Dubai districts served by both the Metro Red Line and the Dubai Tram, which is formally named the Al Sufouh Tram. It contains Madinat Jumeirah, the American University in Dubai, Dubai Knowledge Park and the mainland approach to Palm Jumeirah, and its plots carry a mix of free-zone leasehold and freehold title depending on which authority granted them.

Where is Al Sufouh?

Al Sufouh is a coastal district of Dubai lying between Dubai Marina and Umm Suqeim, divided on the land register into Al Sufouh First and Al Sufouh Second. Sheikh Zayed Road runs through it and Al Sufouh Road runs along the coast behind the beach. It holds Madinat Jumeirah, Dubai Knowledge Park, the American University in Dubai, Al Sufouh Beach and the mainland approach to Palm Jumeirah.

Is Al Sufouh on the Metro?

Yes. The Red Line runs in the median of Sheikh Zayed Road through the district, with Dubai Internet City and Al Khail the stations on its frontage and Mall of the Emirates one stop east. Sheikh Zayed Road is twelve lanes with spaced crossings, so whether a station is a walk or a short ride depends on which side of it your building stands.

What is the Al Sufouh Tram?

It is the formal name of the Dubai Tram, which runs along the coastal side of the district linking Dubai Marina and Jumeirah Beach Residence to Media City and Knowledge Park. It interchanges with the Metro Red Line and with the Palm Jumeirah monorail, which makes this one of the only parts of Dubai where three separate rail systems connect.

Is Al Sufouh freehold?

It depends on the plot. Al Sufouh contains both freehold plots and free-zone leasehold plots granted under the relevant zone authority. The tenure for each building is shown on the title deed and the project documents, and it affects resale, financing and use of the space.

Why are new towers being built in Al Sufouh?

Because there is very little land left and the address is scarce. Al Sufouh is not a masterplan filling in; the land was allocated decades ago to free zones, hotels and institutions, so new supply arrives as individual towers on individual plots. Sheikh Zayed Road frontage is the office address in Dubai and the city's Grade A office vacancy has been at historic lows, which is why recent launches on this stretch have been commercial as well as residential.

What should I check before buying in Al Sufouh?

Two things. First, which side of Sheikh Zayed Road the building sits on, because that decides how easily you reach the Metro. Second, whether the title is freehold or a free-zone lease. Both are set out in the project documents before you pay anything.
