Nad Al Sheba Gardens, in brief.
Nad Al Sheba Gardens is a Meraas masterplanned community of townhouses, villas and detached villas in Nad Al Shiba First, on the Meydan side of Mohammed Bin Rashid City. It has been released phase by phase since 2022 and the masterplan runs to twelve phases. On the developer’s current masterplan, phases 2 through 10 are marked sold out, Phase 11 is the live release, and Phase 12 is the upcoming villas-only phase. The community is well established. Earlier phases are built and occupied, the entrance and villa streets are in place, and a community mall opened its first phase in August 2026 fully leased, with a second wave of outlets following in September and the wider retail and wellness development anticipated for early 2027. Parsons International is the architectural consultant and Kier is the main building contractor. The amenity programme is one of the broadest of any Dubai villa community: a wave pool, a clubhouse, an amphitheatre, a community farm, a dog park, football pitches, tennis and basketball courts, running and cycling routes, outdoor fitness, sports lawns, market stalls, an events area and schools. Each phase is registered separately with the Dubai Land Department, with its own escrow account and completion date, and the product mix varies between them. Phase 11, DLD project 4255, has 210 homes mixing three-bedroom townhouses with four and five-bedroom villas.
