Wadeem sits on Hudayriyat Island, off the south-west edge of Abu Dhabi island and reached by a dedicated suspension bridge. Modon puts the drive to downtown Abu Dhabi at about ten minutes, with Zayed International Airport about 15 minutes and Abu Dhabi Global Market about 20, off peak. Access is by road. Residential supply across Al Naseem, Nawayef Village, Nawayef Park Views, Nawayef East, Bashayer, Hudayriyat Golf Estates and Wadeem is arriving now, turning the island into a complete residential district around leisure that is already open.

Gross saleable area is 430 sqm (4,628 sq ft) on the four bedroom, 510 sqm (5,490 sq ft) on the five and 591 sqm (6,361 sq ft) on the six. Plots are 532, 630 and 720 sqm, so the built ratio holds at 81 to 82 per cent across all three.

The buyer funds 25 per cent in cash across five instalments of 5 per cent: AED 2,175,000 on the four bedroom, AED 2,550,000 on the five and AED 2,900,000 on the six. The other 75 per cent is paid through an off-plan mortgage in a single instalment in April 2031, so an indicative mortgage view before reserving is the sensible first step.
Handover is scheduled for Q2 2031, alongside the final 75 per cent instalment in April 2031. Yes. Hudayriyat Island is freehold and open to all nationalities, covering the unit and the land beneath it. Modon states that purchases from AED 2 million qualify the buyer for the ten-year Golden Visa, a threshold every villa here clears comfortably. UAE nationals additionally receive a 5 per cent rebate from Modon, stated as non-transferable.
Modon publishes a 2.3 km spine through the district, an arena, six clubhouses, a waterfront promenade, retail and dining, two international schools, cinemas, healthcare centres and an office park. The wider Wadeem community adds a community centre, mosque, central park, cycling paths, jogging track and sports courts.
Wadeem phase one, in July 2025, sold serviced plots. More than 1,700 of them, sold out in 72 hours for AED 5.5 billion, with buyers appointing their own architect and contractor. Wadeem Gardens sells finished villas that Modon designs and builds, across three gated clusters.
