Modon Properties is the real estate arm of Modon Holding PSC, listed on the Abu Dhabi Securities Exchange under the ticker MODON. It is the master developer of two Abu Dhabi island destinations, Hudayriyat Island and Reem Island, and holds interests further afield including Ras El Hekma in Egypt and La Zagaleta in Spain.
For a buyer, the relevant part of the record is recent and specific. In July 2025 Modon released Wadeem, the first residential plots ever sold on Hudayriyat Island: more than 1,700 plots, open to all nationalities. It sold out in 72 hours for AED 5.5 billion, which Modon described as the highest-valued real estate release in Abu Dhabi that year. Wadeem Gardens is the built-villa release that follows it, inside the same community.
Modon files its Abu Dhabi projects under its own name rather than through single-project vehicles, which makes the counterparty on a sale agreement easier to match to the listed company than it is with several Dubai developers. Confirm the exact entity on the SPA regardless.
The delivery record on Hudayriyat is still being written rather than proven, because the island is new. Published target handovers across its communities run Al Naseem Q4 2026, Nawayef Park Views Q1 2028, Bashayer Q3 2028 and Nawayef Village Q1 2029. A buyer weighing a completion around 2030 should ask how those earlier phases are tracking, and ask for the answer in writing.
