Hayyan by Alef Group is a community of 1,882 villas and townhouses on Emirates Road in Sharjah, planned around the emirate’s largest swimmable lagoon. It spans about 6.6 million sq ft in seven zones, with two to seven bedroom homes, and the final zones are under construction for handover in June 2030. Prices and payment plans are on request.

Hayyan sits on Emirates Road (E611) on the eastern edge of Sharjah, the inland route that links Dubai with the Northern Emirates. It is a low-rise setting of villas and green space rather than city blocks.
Sharjah National Park is about 8 minutes away by car, Sharjah International Airport, the Sharjah Mosque and Zero 6 Mall about 10, and University City Sharjah and Dubai International Airport about 15.
