Mubadala Investment Company and TARAF, the real estate arm of Yas Holding, have partnered with Kerzner International to bring One&Only Private Residences to Al Maryah Island, Abu Dhabi. The agreement was announced at LIVEX 2026.
01What is planned
- A 44-storey tower of about 230 metres, positioned for views over the Gulf, the canals and the Abu Dhabi skyline.
- Directly connected to The Galleria, the island's shopping and dining destination.
- Homes: one to three-bedroom residences, duplexes and a penthouse.
- Amenities: an elevated landscaped level with gardens, terraces and wellness spaces, with One&Only service.
Mubadala is the master developer of Al Maryah Island; TARAF leads the development and Kerzner brings the One&Only brand.
02Why it matters for buyers
Prices, the payment plan and the handover date have not been announced. It is the second branded tower revealed for the island in a week, after The Ritz-Carlton Residences, Al Maryah Island from SAAS Properties, and the second TARAF and Mubadala announcement from LIVEX after their Al Reem Island waterfront MoU.
