Fourth Corridor: the 80 km Sharjah–Dubai–Abu Dhabi highway developers are planning around

The Fourth Corridor, an 80 km highway linking Sharjah, Dubai and Abu Dhabi, was announced in September 2026, and developers are already planning around its route. It will be the fourth main road axis between the emirates, after Sheikh Zayed Road and Al Ittihad Road, Sheikh Mohammed Bin Zayed Road and Emirates Road.

01What is known about the road

  • 80 km, built in two phases, expected to serve about 600,000 people in the first phase and 3.1 million in the second.
  • Shorter journeys: on one section, a 35-minute drive is expected to fall to 14 minutes.
  • Connections: the corridor links to the Dubai–Al Ain Road and supports access to the areas around Al Maktoum International Airport and to Etihad Rail.

02What developers have said

  • Reportage Group says it has bought a site of almost 750,000 sqm in Abu Dhabi near the route, with about 3,800 homes in design. Group managing director Andrea Nucera expects the project to come to market in 2027 or 2028. He was speaking at the launch of Verso, Reportage's new tower in Meydan Horizon.
  • Pantheon chairman Kalpesh Kinariwala said better connectivity changes how accessible an area is, and that the company will keep looking beyond established locations as Dubai grows east and south. He also noted that a road alone does not set rents: the quality of the project, supply, amenities and demand matter too.

03Why it matters for buyers

New roads tend to bring new communities to areas that were harder to reach, so expect launches along the route over the next few years. The dates that matter are the road's own completion dates, which have not been published in detail. If a project is sold on its access to the Fourth Corridor, ask when that section opens and compare it with the handover date.
