Aldar opens sales at Yas Riva Reserve: 292 villas on Yas Island from AED 7.9 million

The community sits directly opposite Yas Riva, Aldar's 2024 canal-side villa launch, and is linked to Yas Island by a new bridge. The villas pair white walls with timber accents around private landscaped plots, set among linear parks and pocket gardens.

Aldar's release gives the starting price but not the detail buyers need to compare it. Villa sizes, the split between bedroom types, the payment plan, the handover date and the project's registration and escrow details are all still to come, so no price per square foot can be worked out yet. Aldar has not given a delivery date for the bridge.

Some press reports quote a starting price of AED 8.5 million. That figure is not in Aldar's release, and neither number is tied to a villa type or size; we publish the developer's figure.

Plot choice matters more than usual here: 247 of the 292 villas are inland, so buyers who want the water should ask for the waterfront plot list first. Tenure is freehold in an Abu Dhabi investment zone, so buyers of any nationality can own outright, with registration under Abu Dhabi rules rather than the Dubai Land Department.
