Masaar 3 is Arada’s third forest community in Sharjah: a 21 million sq ft master plan of eight gated neighbourhoods with about 4,000 villas and townhouses, linked by a green spine of more than 100,000 trees. Arada launched the first two phases in September 2025 and the fifth phase, Layan, in April 2026. Phase 7 has not been announced by Arada yet. Public listings describe it as a release of 6-bedroom villas; the details here stay pending until Arada confirms them.

Masaar 3 is Arada’s third forest community in Sharjah’s Rowdat suburb, near the original Masaar, Tilal City and Sharjah Mosque, between Masaar 2 and a growing education district. Arada says it has direct access to Khorfakkan Road and is close to Emirates Road (E611), with Sharjah International Airport about 15 minutes away and Dubai International Airport about 30 minutes.
