What to consider4

  • At roughly AED 1,875 per sq ft on the studio this is priced as central Dubai. Benchmark it against other Al Jaddaf and Healthcare City stock at a rate per sq ft, not against outer-district stock at a headline price.
  • The Land Department’s inspection on 20 May 2026 recorded construction at 0 per cent against a registered completion of 30 October 2027. That is a tight programme for a building of this size, so ask the developer what the current build status is before you commit.
  • Binghatti is running several towers in the same district at once, Spectre, Starlight and Wraith among them. On handover, much of your resale and rental competition may be the same developer’s product in the same formats.

Our take

Starfall is a Metro-side central Dubai tower at an entry price that usually buys a highway district. On the address the case is strong: freehold, creekside, an established hospital and employment cluster next door, a promenade at the water and a Green Line station a short walk from the plot. The two things to weigh are the rate and the programme. About AED 1,875 per sq ft prices the location honestly rather than cheaply, so the return case rests on Al Jaddaf rents holding up rather than on buying below the district. And a 30 October 2027 completion against a zero per cent reading at the May 2026 inspection is a schedule worth testing directly with the developer. Buy it for the address, the Metro and the 60/40 structure. Treat the timeline as the variable and the studio and one-bedroom resale market as the crowded part.

Studios, one and two-bedroom apartments sit above a four-level podium, with a small commercial component at the base and Al Jaddaf station on the Metro Green Line a short walk away.

The building, and why the floor count varies

Lankea’s listing sets the envelope out as ground, four podium levels, 14 residential floors and a roof. That is the same building HCO Real Estate and Dubai Housing describe as a 19-storey tower. The difference is only whether the podium levels are counted, so both descriptions are of one structure rather than two competing designs.

Binayah splits the scheme into 525 residential apartments and 18 commercial units, which adds to exactly the 543 units the Dubai Land Department carries on project 4483. Two independent records reconciling to the same total is worth more than either of them alone, and it means the unit count on this page is a checkable number rather than a marketing one.

What the pricing implies

Against the 400 sq ft studio Binayah lists, the AED 750,000 entry works out at roughly AED 1,875 per sq ft. That is a central Dubai rate, not a discount one, so the case for buying here rests on the address rather than on getting in below the district. Benchmark it against other Al Jaddaf and Dubai Healthcare City stock at a rate per sq ft, and the comparison becomes a fair one.

The payment structure softens the entry. Only 10 per cent books a unit, the deposit is staged across the first six months, and 40 per cent is deferred to handover, so the cash committed while the building goes up is lower than a conventional 20 per cent down payment with heavier construction-linked instalments.

Al Jaddaf, and getting out of it

Al Jaddaf is one of the few central Dubai districts that is both freehold and on the Metro. Al Jaddaf station sits on the Green Line, Al Khail Road (E44) runs along the district’s inland edge, and Oud Metha Road and Sheikh Rashid Road carry traffic into Bur Dubai behind it. Dubai Healthcare City is immediately adjacent, Dubai Festival City sits across the creek, and Dubai International is a short run up the same corridor.

Quoted travel times differ sharply by source. Binayah puts Downtown Dubai at six minutes, Dubai Housing at ten and HCO Real Estate at twenty, and the walk to Al Jaddaf station is quoted at anything between two and eight minutes. These are off-peak marketing figures and none of them are timed, so treat the Metro access as the reliable part of the location case and the minutes as indicative.

Binghatti’s density in this district

Binghatti is building at scale in Al Jaddaf. Binghatti Spectre sits on the same creekside strip, and the developer’s district pipeline also carries Starlight and Wraith. That matters at handover: the resale and rental comparison set is likely to include several Binghatti towers as well as the wider district, and the studio and one-bedroom formats are the ones repeated most heavily across them. If you are buying for yield, price the competition you will be letting against rather than the district average.
