Sharjah rents rise up to 12.5% for apartments and 30% for villas

Al Mamzar, Al Nabba and Al Mahatah led apartment rents over the past year. Villa rents rose fastest in Al Mansoura. Sharjah's property sales reached AED 29.5 billion in the first half.

Rents in Sharjah have risen across the emirate's main communities over the past year. Apartment rents are up by as much as 12.5 per cent, and villa rents by as much as 30.6 per cent.

The figures are average asking rents from the listings site Bayut, set against sales data from the Sharjah Real Estate Registration Department.

Al Mamzar is the most expensive of the nine and also rose the most. The waterfront communities of Al Khan and Al Majaz rose more slowly from a higher base.

03The sales side

  • Sharjah recorded AED 29.5 billion of property transactions in the first half of 2026, up 9.3 per cent on a year earlier.
  • The number of transactions rose 23.7 per cent.
  • The average rent across the emirate was AED 41.4 per sq ft a year in August 2026, up 1.8 per cent.

04Why it matters for buyers

Rents are the income side of a rental purchase. Rising rents in the established districts show where tenants want to live, and newer communities compete for the same tenants.

Two cautions. These are asking rents, and the rent a landlord achieves can be lower. And a rent rise in one district does not carry over to another, so compare like with like.
