Emaar's sales backlog is about AED 150 billion, and cancellations are back under 600, says Mohamed Alabbar

At RISE Summit 2026, Emaar's founder said buyers are keeping up with payments at 2025 levels and that Emaar holds its prices and payment terms when sales slow.

Emaar has a sales backlog of about AED 150 billion, its founder Mohamed Alabbar said at the RISE Summit 2026 at Dubai World Trade Centre on 14 October.

He told a session on building through the property cycle that Emaar typically sells about 4,000 units a month. Sales are currently below earlier levels.

Buyers are meeting their payments at levels comparable to 2025, and "even better in some respects", he said.

02Prices and payment terms

Alabbar said Emaar keeps its prices stable and does not change payment terms when sales slow. Cutting the price for new buyers in a building where earlier buyers had paid in full would be unfair to those owners, he said.

He added that Dubai prices remain competitive against London, Singapore, Chicago and Mumbai, and that comparisons should be made on price per square metre, location and the project itself rather than market averages.

Alabbar also set out plans for Emaar to invest $16 billion to $17 billion in real estate and tourism in Syria, with major projects running over as long as 20 years.

03What it means if you are buying

A large backlog means a long pipeline of handovers. AED 150 billion of homes already sold is work Emaar will be building and delivering over the next few years. See Emaar's current launches on the Emaar developer page.

Stable launch pricing protects earlier buyers. If a developer holds its price list through a slow patch, a home bought at launch is not undercut later in the same building. Compare launch prices with what is selling now before you commit.

Fewer cancellations is a sign of steady payments. Buyers keeping up with instalments supports construction on schedule. Check what completes in 2027 and 2028.
