Citi Developers has appointed New System Engineering (NSE) as main contractor for ARYA Residences, its waterfront building on Dubai Islands. The contract was signed on 25 September 2026 at the developer's sales centre. Piling is complete, so the project now moves into its main construction phase.

- 68 fully furnished homes over a ground floor, two podium levels and ten residential floors: one to three-bedroom apartments, four-bedroom duplex penthouses and one five-bedroom penthouse.
- A private sky pool with every home.
- From AED 1.9 million, on a 60/40 payment plan.
- On the marina front: about one minute's walk from the marina and two minutes' drive from the beach.
- Amenities: an executive business lounge, private spa suites, a fitness pavilion, a cinema and rooftop leisure spaces.
02Why it matters for buyers
Appointing the main contractor after piling is a concrete construction milestone, and it is worth asking for at any off-plan project: who is building it, and what stage the works have reached. Citi Developers has not published a handover date on its website, so confirm the completion date in the sale agreement before you reserve.
