Solaya, in brief.
Solaya is a gated beachfront development of nine low-rise buildings and 234 residences on the Jumeirah 1 shoreline, immediately west of La Mer. It is a joint undertaking by Meraas and Brookfield Properties, with architecture by Foster + Partners and interiors by 1508 London. Dubai Holding put the site at 40 acres when it announced the launch on 30 September 2025. The layout matters more here than in most developments, because the nine buildings sit in three distinct positions. Buildings 1, 2 and 3 stand at the eastern end beside the beach park arrival, close to La Mer itself. Buildings 4, 5, 6 and 7 form the central group along the crescent beach, the part with the most beach frontage. Buildings 8 and 9 occupy the rocky headland at the western tip, the most enclosed position in the scheme and the one the sunset pool and the yoga decks are built around. The amenity is distributed rather than centralised: each building carries a wellness suite, a fitness facility or a residents’ lounge, so what you get inside your own lobby depends on which building you buy in. The residences run from two to five bedrooms, from about 1,900 sq ft to about 7,600 sq ft, with three special formats on top of that. Eighteen ground-floor garden residences have a private pool and a courtyard of more than 3,000 sq ft opening to the sea. Four-bedroom duplexes run to more than 5,000 sq ft. And there is one penthouse level per building, each penthouse reached by a private lobby and lift, with a terrace, an infinity pool, a floor to floor height of up to four metres and its own gym, spa, show kitchen and cinema.
