Our take

The multi-brand idea is the real thing here, and the Marjan partnership gives it a credential that a first-time private developer could not buy. What a buyer should weigh is the difference between this and Al Marjan Island twenty minutes down the coast. Al Marjan is finite reclaimed land next to a casino resort opening in 2027; Al Mairid is open mainland coast with mountains behind it. One is a scarcity argument, the other is a lifestyle and value argument, and they are priced accordingly. Go and see both before deciding which you are actually buying.

That is the structural difference from every other branded waterfront in the region, where a single house lends its name to a single tower. Here the brand changes as you move through the community.

What is being built

Mira publishes the scale plainly: 14 luxury brands, more than 800 apartments and 101 villas. The first residential release is Richmond Residences, a collection of 293 fully furnished homes shaped by the British fashion designer John Richmond.

Three things that are genuinely unusual

The upper level is car-free. Vehicles are held below and the upper level is given over to landscaped promenades, walking and cycling. In a region where a beachfront community usually means a road between the homes and the sand, that is a real design decision rather than a marketing line.

The car park is an art gallery. The underground parking level doubles as a contemporary gallery with rotating works. Whether that lasts is a question for the operator, but it is an unusual thing to design in.

Everything is delivered furnished. Across the community, homes hand over complete with Italian-made furniture, lighting, kitchen equipment, appliances, linens and tableware. For a second home or a short-let unit that removes the fit-out cost and the fit-out delay, which on a resort address is most of the gap between handover and first income.

The amenity layer

Branded beach clubs, five-star hotels with pools and hospitality services, a branded yacht club on the Gulf shoreline, fine-dining restaurants and cafes along the water, and the landscaped promenades of the car-free level. The hotels matter to an investor more than the restaurants do: a working five-star operation on site is what makes a short-let strategy viable, because it brings the service standard, the housekeeping and the arrival experience that a residential building on its own cannot.

The address

Al Mairid is mainland coast, not reclaimed island: the Hajar mountains rise behind it and the Gulf sits in front. Downtown Ras Al Khaimah is 8 km away, Al Marjan Island and the Wynn resort 20 km, the airport 25 km and Dubai 110 km. Our Al Mairid area guide covers what that means day to day.

The wider context is the emirate’s tourism trajectory: 1.35 million visitors in 2025, a target of 3.5 million a year by 2030, and hotel stock targeted to grow from 8,500 rooms to 18,500. Wynn Al Marjan Island, the first casino resort in the UAE, opens twenty minutes down the coast in September 2027.

Off-plan and escrow

A developer must obtain an Off-Plan Sale Permit from RAK RERA. Conditions include registering the project on the Real Estate Development Projects Register and opening an escrow account in the name of the project with a RERA-registered trustee, structured as a main account with sub-accounts for each unit and governed by an escrow agreement between developer and trustee.

UAE and GCC nationals may own across the emirate. Expatriates may own freehold only within areas designated for foreign ownership by the Ruler of Ras Al Khaimah.
