Talay is the entry point to the last district on Saadiyat Island: a new, gated family villa community a kilometre from the beach and the marina, priced evenly across its three sizes and paid 50/50. Decide between Talay and Talay Beach on how close to the shore you want to be, then ask us for the plot and floor plan of the villa you are considering.
+What we like
- The pricing is even across the ladder: entry rates of AED 2,474 to AED 2,505 per square foot mean the six bedroom villa costs no more per square foot than the four. Only 5 per cent secures a villa. And the location does the family work, with the beach, the marina and a school all within a kilometre, inside the final district of Saadiyat Island. The Areesh walls by Abdalla Almulla and the 3 Pearl Estidama target give the community a character and a running-cost profile that most villa launches do not.
–What to weigh
- Half the price falls due on handover, so plan the financing for that payment from the start. Marsa Al Saadiyat is being built in stages, and district features such as the Central Park, the Etihad Rail station and Dar Al Funoon Abu Dhabi, due in 2030, will arrive over the coming years rather than at handover. Choose between Talay and Talay Beach deliberately: the first is at the heart of the community, the second closer to the shore.
