Sobha’s September sheet treats the two apartment phases at The Woods separately, which is worth knowing before you are shown one of them.
The Woods Retreat: 40 per cent during construction, 60 per cent on completion. No DLD waiver is listed.
The Woods Serenity: 50 per cent during construction, 50 per cent on completion, with a 2 per cent DLD waiver — half the waiver the villas get.
The phases are also priced differently. On a developer availability report dated 6 September 2026, Retreat units run AED 1,850 to 1,875 per sq ft while Serenity is a flat AED 1,930. So Serenity is about four per cent dearer per foot and carries the smaller waiver, against a softer construction-stage cash profile. Neither is obviously the better deal; they are different trades.
