Sobha’s September sheet gives the garden and courtyard villas at Sobha Sanctuary a 50/50 payment plan — 50 per cent across construction, 50 per cent on completion — together with a 4 per cent DLD waiver. The Willows is in this bracket.
On a AED 4 million villa the waived transfer fee is worth roughly AED 160,000, which is the larger half of the offer. The 50/50 split is worth having too, but read it against the alternative rather than against nothing: Sobha has published no standard payment plan for The Willows at all, so what this promotion is being compared with is unknown.
Two questions worth asking before the window closes. What does the payment plan look like on 16 September? And is the DLD waiver applied as a discount on the purchase price or paid separately by the developer at transfer? Those are different things on your statement of account.
