Across the 65 off-plan projects OffPlan Insider verifies with developers, the median published entry price in September 2026 is AED 1.89 million. Dubai accounts for 46 of the 65 projects, and 2029 is the year with the most scheduled handovers. The figures below are computed from the developer price lists and payment plans behind each project, as they stood on 22 September.

Dubai has seven in ten of the projects and a median entry price below the UAE-wide figure. Abu Dhabi has the highest median of the five emirates, from eight projects, and Umm Al Quwain the lowest, from two.
02What buyers pay up front
Where the developer publishes the booking deposit as a separate payment, 20 of 29 projects ask 10 per cent or less, and nine ask 20 per cent. Two ask as little as 2 per cent. Six projects carry a post-handover plan, where part of the price is paid after the keys.
03When homes are handed over
Scheduled handovers peak in 2029, with 20 projects, followed by 14 in 2028. Three projects hand over this year and two are scheduled for 2031. Sixteen projects have no published handover date yet, most of them recent launches.
