Dubai developers are holding their off-plan prices. Of 717 projects launched since July 2023, only 44, or 6 per cent, have reduced prices by 5 per cent or more since the end of February 2026, according to an analysis of sales to the end of August.
01The numbers
- 44 projects (6 per cent) have cut prices by at least 5 per cent since February.
- 28 projects (4 per cent) are selling below their original launch price.
- More than 90 per cent are still at or above launch pricing.
02What is selling
Developers sold 62,147 apartments in Dubai from January to August 2026, 6 per cent fewer than in the same months of 2025. The change is uneven by size:

Dubai South stands out: studio sales there rose 185 per cent to 11,147 in the first eight months of the year.
03Price against the neighbours decides the pace
Among projects launched since 2025, those priced about 4 per cent above their area's median have sold 73.8 per cent of their units. Projects priced 20 per cent or more above the median have sold 60 per cent.
04Why it matters for buyers
List prices are not falling, so waiting for a discount on the price is unlikely to pay off at most projects. The movement is in the terms: longer payment plans, fee waivers and limited-time rebates, which you can track on our developer offers page.
Before you reserve, compare the price per square foot with similar projects in the same area. A project priced well above its neighbours is the one most likely to sell slowly, and that is where there is room to ask for better terms. See also our third-quarter off-plan sales report.
