Aldar and Arada sign AED 15bn partnership: villa community at Seih Sdeirah and three Yas Island plots

Announced on 30 September 2026, the deal is Arada's first development in Abu Dhabi: a joint venture on up to 1.5 million sqm at Seih Sdeirah and three residential plots on Yas Island.

Aldar and Arada announced a strategic partnership on 30 September 2026 worth about AED 15 billion. It covers two opportunities in Abu Dhabi: a joint venture to build a large villa and townhouse community at Seih Sdeirah, on the Abu Dhabi–Dubai border, and Arada's purchase of three residential plots on Yas Island from Aldar. It is Arada's first development in Abu Dhabi.

01What was signed

  • Value: about AED 15 billion across both deals combined.
  • Seih Sdeirah: a masterplan joint venture on up to 1.5 million sqm of land, planned as a villa and townhouse community with retail and recreational amenities. Arada leads development and construction management; the two companies will brand and sell the community together.
  • Yas Island: three plots bought by Arada for residential projects, two of them facing the canal, with a combined plot area of more than 27,500 sqm and a gross floor area of almost 130,000 sqm.
  • Signatories: Jonathan Emery, Chief Executive Officer of Aldar Development, and Ahmed Alkhoshaibi, Group Chief Executive Officer of Arada.

Aldar's Group CEO, Talal Al Dhiyebi, said the two sites give the companies "a strong foundation" for working together, with room to extend the partnership to other sectors in the UAE. Arada's Group CEO said it marks a significant moment in the company's UAE journey and the start of a long collaboration.

02What has not been announced

The companies have not published project names, home counts, prices, payment plans or launch dates for either site. Both describe the deals as the first phase of a wider partnership. We will add the projects once Aldar and Arada release them.

03Why it matters for buyers

Seih Sdeirah sits on the border between the two emirates, so a new villa and townhouse community there would serve buyers who work in either city. On Yas Island, the plots add to a residential pipeline that already includes Aldar projects such as Yas Park Place, 792 homes due for completion in the first quarter of 2030.
