The Valley is Emaar’s townhouse and villa masterplan at the junction of the Dubai–Al Ain Road (E66) and the Jebel Ali–Lehbab Road (E77), launched in November 2019. The Dubai Land Department registers it in the area Al Yufrah 1. Emaar lists 24 named clusters on its own community page, from Eden through to Avelia.

Four clusters are recorded as complete: Eden, delivered 2023, Nara, Talia, and The Valley Pavilion. Of 29 sub-communities tracked by one portal, 17 are under development and 8 are still at planning stage. This is a community being lived in and built around at the same time, and that is the condition a buyer here is signing up to for several more years.

What Emaar publishes, and what it does not

Emaar publishes floor areas for the masterplan’s amenities: a 32,000 sq m Town Centre, a 47,000 sq m Golden Beach, a 25,000 sq m Sports Village, a 13,000 sq m Kids’ Dale and a 33,000 sq m Pavilion. It does not publish opening dates or completion status for any of them, and we could not verify that the Town Centre retail, its clinic or its nursery are open and trading, despite those claims circulating widely in agency copy.

Worth knowing that three of those figures have grown since the 2019 launch release, which gave Golden Beach as 30,000 sq m, the Sports Village as 20,000 and Kids’ Dale as 10,000. We use the current numbers and note the revision rather than pretending the plan has been static.

The service charge is not published, and the estimates are useless

Emaar Community Management maintains a Community Service Fee page for The Valley. It explains in detail how the fee is calculated and how to pay it, and it publishes no rate. Third-party estimates we found range from AED 3–6 to AED 14–18 per square foot per year. A spread of three to eighteen is not a data point, so we publish none. Ask for the current per-cluster invoice before you model a net yield, because on a 2,400 sq ft townhouse that spread is the difference between roughly AED 12,000 and AED 43,000 a year.

Price range, not price average

Eight DLD transactions across two days in August 2026 ranged from AED 874 per square foot for a four-bedroom in Farm Grove to AED 1,714 for a three-bedroom in Velora. The clusters do not trade alike and a single community average would hide that. Emaar’s own headline figure of “from AED 8,897,888” on its community page is the current Ovelle launch price, not an entry price for The Valley, and should not be read as one.
