Wadeem Gardens is Modon Properties building the villa for you inside Wadeem, the Hudayriyat Island community whose first phase sold land. Four, five and six bedroom houses from AED 8.7 million across three gated clusters, each bought as three choices rather than a unit pick: the bedroom count, then a Contemporary Arabic or Modernist facade, then one of two internal layouts. Plots run 532 to 720 sqm carrying 430 to 591 sqm of gross saleable area, a built ratio of 81 to 82 per cent that holds across all three types. What Wadeem Gardens actually is
Wadeem Gardens is a release of built four, five and six bedroom villas by Modon Properties inside the Wadeem community on Hudayriyat Island, Abu Dhabi. Prices start at AED 8.7 million. Modon launched it on 14 September 2026 under the line Where Everything Aligns. The release is arranged as three gated villa clusters.
The distinction that matters most, and the one most comparisons will get wrong: Wadeem phase one, in July 2025, sold land. More than 1,700 serviced plots, gone in 72 hours for AED 5.5 billion. Those buyers appoint their own architect and contractor and carry the build themselves. Wadeem Gardens sells the finished villa. Modon designs it, builds it and hands it over. Same community, same amenities, an entirely different undertaking. Anyone setting a Wadeem Gardens price against a phase-one plot price is comparing a house to a piece of ground.
The three villas
Modon published plot area and GSA, gross saleable area, for each type at launch. Converted, with price per foot worked out from the starting prices:

Two things fall out of that table. First, the pricing is unusually flat, and it runs the wrong way. AED 1,880 down to AED 1,823 per square foot across a range that adds two bedrooms and roughly 1,700 square feet. Off-plan rates normally climb with size, because larger units are scarcer and the premium is what scarcity buys. Here the largest villa is the cheapest per foot, which makes the six bedroom the rate pick for anyone who actually wants the rooms.
Second, the built ratio holds at 81 to 82 per cent of plot on all three. That is a dense and very consistent footprint. It says these are generously built houses on efficiently sized plots rather than modest houses with large gardens. Worth knowing if outdoor space, not internal area, is the thing you are buying for. It also means the three types are the same product scaled, not three different propositions.
The customisation journey
Modon presented the purchase as three choices rather than a unit pick. First the bedroom count, four, five or six. Then the architectural design, Contemporary Arabic or Modernist, two distinct exterior treatments over the same envelope. Then the internal layout, Layout A or Layout B, each with its own ground and first floor plan.
That is a real differentiator against a standard off-plan villa release, where you take the plan as drawn. It is also the part most likely to carry conditions. The deadline for locking each choice, whether anything can change after signing, and whether either facade or either layout carries a price difference are not addressed in the factsheet. Treat all three as open questions rather than free options.
Price analysis
AED 8.7 million is the four bedroom entry. Against the AED 2 million threshold Modon cites for the ten-year Golden Visa, every villa here clears it several times over, so the visa is not the story at this price point. The island position is.
What the launch did not publish is as important as what it did. There is no price above the starting figure for any type, no indication of what plot position, corner or park frontage costs, and no statement of whether the published rate holds across the whole release or only the first units. Read AED 8.7m as the floor of the four bedroom band rather than its price, and ask for a schedule against specific plot numbers before drawing any conclusion about value.
There is also no external benchmark yet. Wadeem Gardens is the first built-villa product in this community, and phase one sold land, so there is no like-for-like resale comparable inside Wadeem to price it against. The nearest references are Modon’s other Hudayriyat communities, which are different products on different plots.
The payment plan, read properly
Modon heads the schedule 25% / 75%, and that is the honest description. The buyer pays five instalments of 5 per cent; a mortgage covers the remaining 75 per cent at the end.

So the cash requirement is 25 per cent: AED 2,175,000 on the four bedroom, AED 2,550,000 on the five and AED 2,900,000 on the six, spread across five payments over roughly four and a half years. The remaining 75 per cent, AED 6,525,000 to AED 8,700,000 depending on type, falls due in a single instalment in April 2031.
That last line is the whole proposition, and Modon does not hide it. Its own footnote reads subject to off-plan mortgage approval. A mortgage is not a developer payment plan: it is credit-approved, it carries a profit rate and fees, and its terms sit between the buyer and the bank rather than the buyer and Modon. The structure only works if the approval holds four and a half years from now, on the buyer’s circumstances at that point rather than today’s. A buyer who cannot secure it in April 2031 does not have a 25 per cent commitment; they have a signed contract for the full price with 75 per cent of it due at once.
Anyone weighing this should get an indicative off-plan mortgage view from a bank before the EOI closes rather than after, and should understand what happens to the 25 per cent already paid if the facility is declined at the end. That question is not answered in the launch material.
A discrepancy worth knowing about
The plan shown on screen at the 14 September launch does not match the factsheet issued the day before. The presentation slide carried a 20 per cent instalment from ADIB during construction and 55 per cent at month 54; the factsheet carries no construction instalment and puts the full 75 per cent at month 54. Both total 100 per cent and both describe a 25/75 split, but they schedule the bank’s money differently, which changes when the facility has to be in place. This page publishes the factsheet version, because that is the document buyers are given. Confirm which applies to your reservation before signing.
UAE nationals receive a 5 per cent rebate from Modon, stated as non-transferable. Whether it applies across all three villa types is not specified.
Handover, and what the dates imply
The factsheet dates the month 48 instalment to October 2030 and the final payment to April 2031, which places handover in late 2030 on a build starting from the autumn 2026 launch. That is a four-year programme.
Read against the rest of the island, it is the furthest out of Modon’s Hudayriyat communities: Al Naseem is targeted at Q4 2026, Nawayef Park Views Q1 2028, Bashayer Q3 2028 and Nawayef Village Q1 2029. Wadeem Gardens sits four years behind the first of those. The practical consequence is that by the time these villas complete, several thousand homes around them should already be occupied, so a buyer here is not taking the risk of being first onto an empty island. The counterweight is that Hudayriyat has no completed delivery record yet, so there is no track record against which to test a 2030 date.
How the launch works
This is an expression of interest process, not a first-come sale. EOI opens 18 September 2026 at AED 50,000 and closes 28 September. VIP sales run on 29 September, with Modon stating priority for ADIB pre-approved buyers holding a previous AED 50,000 EOI, and general sales launch on 1 October 2026.
Given that phase one cleared more than 1,700 plots in three days, the EOI should be read as the actual allocation queue rather than a formality. Whether the AED 50,000 is refundable, and on what terms, is not stated.
The location
Wadeem sits on Hudayriyat Island, off the south-west edge of Abu Dhabi island. Modon’s factsheet gives 15 minutes to Zayed International Airport, 20 minutes to Abu Dhabi Global Market on Al Maryah, 23 minutes to the Louvre and 25 minutes to the Disneyland resort planned for Yas Island. Those are developer figures, off-peak, and worth timing yourself.
The island is reached by a dedicated suspension bridge, with a tunnel connection shown on Modon’s own masterplan to the east. There is no metro or rail. Everything on and off the island uses those crossings, so peak times are more dependent on them than a 15-minute airport figure suggests, and the several thousand homes now arriving across Al Naseem, Nawayef, Bashayer and Wadeem will test that for the first time.
What separates Hudayriyat from most new UAE masterplans is that the leisure arrived before the housing. Surf Abu Dhabi, Velodrome Abu Dhabi, Circuit X, Trail X, 321 Sports and Marsana Beach were open and busy before the first residents, which removes the years of waiting that normally follow a masterplan purchase. Ownership is freehold for all nationalities, covering the unit and the land under it.
What the community gets
Modon publishes a substantial amenity programme for Wadeem Gardens itself, not just for the wider community: a 2.3 km spine running through the district, an arena, six clubhouses, a waterfront promenade, retail and dining, two international schools, cinemas, healthcare centres and an office park.
Two of those are worth pausing on. The office park and the healthcare centres are the things that decide whether a masterplan becomes somewhere people live or somewhere people commute from, and they are rarely committed this early. Two international schools inside the district is also unusual at this scale. None of it is contracted to a buyer by a factsheet, so ask what is in the SPA and what is aspiration.
What Modon has not published
Handled here rather than filled in. The total number of villas across the three clusters is not stated, nor is the split between them. There is no project registration number or escrow arrangement in the launch material, no service charge, and no completion specification, so what is fitted and what is shell is unknown. Whether plot position carries a premium, whether the facade or layout choices affect price, and whether the AED 50,000 EOI is refundable are all unaddressed. So is the question of what happens to instalments already paid if the mortgage approval does not hold in 2031. All of these are on request from Modon, and all are worth asking before the EOI closes on 28 September.
Two figures also disagree between Modon’s own channels, which is a different problem from something being unpublished. This page uses the factsheet of 13 September, which gives the three villas as 4,628, 5,490 and 6,361 sq ft, roughly 430, 510 and 591 sqm. Modon’s public project page lists the same three types as 532, 630 and 720 sqm, about 22 to 24 per cent larger across the range. That spread is what you would expect between a built-up area and a plot area, but neither channel says which it is quoting, and on an island whose previous release was sold by plot area the distinction changes how the price per square metre should be read. The handover date moves the same way: this page carries October 2030 from the factsheet, while the public project page says Q2 2031 and the factsheet’s own final instalment falls in April 2031, so two of the three sources point past the stated handover month. Both are worth settling in writing before the EOI closes.

Wadeem sits on Hudayriyat Island, off the south-west edge of Abu Dhabi island and reached by a dedicated suspension bridge. Modon puts the drive to downtown Abu Dhabi at about ten minutes, which is off-peak developer material and is not independently timed. There is no metro or rail, and all traffic on and off the island crosses that one bridge, so peak times are bridge-dependent in a way the ten-minute figure does not capture. Residential supply across Al Naseem, Nawayef Village, Nawayef Park Views, Nawayef East, Bashayer, Hudayriyat Golf Estates and Wadeem is arriving now and will test the crossing for the first time.

Law No. 3 of 2015 regulates the real estate sector, as amended by Law No. 2 of 2025. Buyer payments must be deposited into a project-specific escrow account at a DMT-approved bank, with funds released only against verified construction milestones. DMT and ADREC issued a package of four administrative decisions covering escrow management before milestones, governance of jointly owned property, standardised owners committee bylaws, and the compensation and refund regime where an off-plan purchaser defaults.

Wadeem Gardens is a strong product on a genuinely differentiated island, priced flat across its range, sold with more customisation than the category normally allows, and backed by an amenity programme that commits to schools, healthcare and an office park rather than just pools. The reason to look carefully is the financing. Modon is straightforward about it, heading the plan 25% / 75% and footnoting the mortgage condition, but the shape of the deal is that three quarters of the price arrives as one payment in April 2031 on an approval nobody can guarantee today. Get an indicative off-plan mortgage view before the EOI closes on 28 September, and ask in writing what happens to your 25 per cent if the approval fails at the end.
