Ghadeer at Expo Valley Views is the first named release inside Expo Valley Views, a mid rise apartment scheme by Expo City Dubai in Expo Valley, Dubai South. Propsearch lists four planned buildings in the community: Ghadeer, Dana, Mahra and Roudah.
One, two and three bedroom apartments are being sold from AED 1,594,000, with handover given as Q4 2029. Construction has not started. Every commercial term in circulation comes from brokers rather than from the developer, whose own Expo Valley Views page does not name Ghadeer at all.

Ghadeer is the first of four planned buildings at Expo Valley Views in Expo City Dubai. One to three bedroom apartments start at AED 1,594,000 with handover in Q4 2029, but Expo City Dubai has not published the project, the payment plan or a home count, and three different payment plans are circulating from brokers.
Expo City Dubai has not published this project
Every price, payment plan and handover quarter circulating for Ghadeer comes from brokers. Checked on 18 September 2026, the Expo Valley Views page on expocitydubai.com does not contain the word Ghadeer anywhere on it. It publishes no payment plan, no home count, no DLD project number and no escrow account. The only price reachable from it is a leftover “from AED 1.7 million” that Expo City’s own content system labels as an old field, and which is higher than the entry price brokers are now quoting for this building.
That gap matters more here than it usually would, because construction has not started. Propsearch records the scheme at planning stage, with SSH appointed lead design consultant in April 2026. A buyer is being quoted a price ladder and a four year completion date for a building that currently exists as floor plans and an artist’s impression, by parties that are not the developer.
The price per square foot goes up as the homes get bigger
Three separate brokers publish the same three entry prices: AED 1,594,000 for a one bedroom from 889 sq ft, AED 2,523,000 for a two bedroom from 1,338 sq ft, and AED 3,442,000 for a three bedroom from 1,819 sq ft. Read as rates against the smallest size in each band, those work out at roughly AED 1,793, AED 1,885 and AED 1,892 per square foot.
The rate rises with size. Dubai off plan ladders normally run the other way, with the largest homes priced at the lowest rate per foot because the absolute ticket is already high. Here the three bedroom carries roughly a 5.5 per cent per foot premium over the one bedroom. The practical reading is that the one bedroom is the cheapest way into this building by area, and that a three bedroom buyer is paying for the layout rather than collecting a volume discount.
One caveat applies to all three figures. Each rate pairs a starting price with the bottom of its size range, which is the most flattering pairing available; the same one bedroom at the top of its range, 895 sq ft, and the same three bedroom at 2,403 sq ft would read differently. Sizes here are total area with the balcony included, and the Expo Valley Views plans the developer has published show balconies running 12 to 15 per cent of total area on several typologies. Ask for the rate on internal area before comparing this building with anything else.
Three different payment plans are in circulation for one building
Engel & Völkers publishes 10 per cent down, 65 per cent during construction and 25 per cent post handover with a one year tail. Property Finder publishes 10 per cent down, 59 per cent during construction, 6 per cent on handover and 25 per cent post handover. Those two reconcile: Property Finder splits out the instalment that Engel & Völkers folds into the construction block. Metropolitan publishes 69/31, meaning 69 per cent during construction and 31 per cent at handover, with no post handover tail at all.
The third version is not a rounding difference. On the AED 1,594,000 one bedroom, a 25 per cent post handover tail is about AED 398,500 that a buyer on the first two plans does not have to fund before keys, and a buyer on the third does. None of the three comes from Expo City Dubai, so the payment plan should be treated as unpublished until it appears on a reservation form with the developer’s name on it. We have recorded the most granular version in the milestones on this page, not because it is confirmed, but because it is the one that reconciles with a second source.
The handover date carries a smaller version of the same spread. Engel & Völkers, Metropolitan and Propsearch all say Q4 2029. Property Finder says December 2029. The developer’s own Expo Valley Views page publishes an exact calendar day, 31 October 2029, which is unusually precise for Dubai off plan, but publishes it for the scheme rather than for Ghadeer specifically.
Ghadeer is the first of four buildings, and the only one still unclaimed
Expo Valley Views is not a single building. Propsearch lists four planned buildings in the community: Ghadeer, Dana, Mahra and Roudah. Ghadeer is the first of the four to be named and priced in the market. None of the four appears by name anywhere on the developer’s own site.
Two things follow from that. For a buyer, Ghadeer is the opening release of a four building scheme, which means three further buildings will be released into the same community, on the same amenities, and will compete with it on resale well before any of them completes. Ask what the release schedule for Dana, Mahra and Roudah is, and price the risk that the second or third building launches at a keener rate.
The second point is about how early this is. When we checked on 18 September 2026, the exact match web addresses for Mahra and Roudah at Expo Valley Views were already registered, while the equivalent addresses for Ghadeer, the building that has actually launched, were not. Someone is working from the same four name list and has moved on the names that have not been announced yet. That is a reasonable proxy for how much of this scheme is already being traded on privately.
Where it sits
Expo Valley sits inside Expo City Dubai, in Dubai South, on the ground that carried Expo 2020. Engel & Völkers puts the Expo metro station on the Route 2020 line about five minutes away and Al Maktoum International about fifteen minutes away. The wider draw is the one Expo City has been selling since 2023: a heavily landscaped, pedestrian first district with a working metro connection, set against the fact that much of the surrounding land is still being built out.
The published amenity list for this release is conventional for the price: a main pool and deck, an infinity edge pool, a gym, an indoor kids club and play areas, yoga and wellness spaces, a community plaza and events lawn, barbecue and outdoor dining areas, and an indoor multipurpose hall and games room. Nothing in it is unusual, and nothing in it has been confirmed by the developer for this building rather than for the community as a whole.
What the renders show, and what the copy calls it instead
Ten renders are in circulation with this release. Read together they correct the description attached to them. Expo Valley Views is routinely described, including in the developer’s own material for the wider scheme, as a low rise community. The buildings in these images are not low rise. The dusk elevation and the aerial both show slab blocks of roughly twelve to fifteen storeys, with continuous balcony bands and ground floor retail beneath. That is a mid rise apartment product, and it is a different thing to live in, to resell and to value than the two and three storey stepped massing the phrase suggests.
The top down site plan is the most useful image in the set and the one least likely to appear in a brochure spread. It shows the apartment cluster sitting between an existing grid of low rise villas and townhouses on one side and a multi lane highway with its slip road on the other, separated from the carriageway by a strip of landscaped wadi planting perhaps a hundred metres deep. The planting is real and it is well drawn. It is also the only thing between the eastern blocks and a motorway. Anyone buying on that side should ask which building and which orientation they are being offered, and should visit the plot before signing.
The third thing worth noting is the outlook. The interior render puts the view over low rise rooftops and open scrub toward a flat horizon, not over a skyline or a waterway. That is an honest depiction of where this sits today, on the edge of a district that is still being built out, and it is the reason the name says Views. What it does not say is that most of the open ground in that view is itself scheduled for development. Buy the apartment for the metro connection and the floor areas, not for the outlook, because the outlook is the part most likely to change before handover in 2029.
The amenity renders are consistent with the published list and reasonably specific: an infinity edge pool with a yoga deck set on stepping stones, a second free form pool and a lap pool between blocks, a fitted gym with cardio, spin and what appear to be recovery rooms, a shaded plaza with a splash pad and a pump track, and ground floor cafe units under the residential levels. Nothing is missing that was promised. It is a conventional, competently specified amenity package for the money.
What Expo City Dubai has not published
As of 18 September 2026, all of the following are absent from the developer’s own material: the name Ghadeer; the total number of homes in the building; the payment plan; the DLD project number and escrow account; the launch date of this specific release; floor plans attributed to Ghadeer rather than to Expo Valley Views generally; and any statement of which of the six published Expo Valley Views typologies are actually being sold in this building. The sizes on this page are matched to the Expo Valley Views schedule, where the published minimums line up to within a square foot, but the maximums quoted for Ghadeer run higher than anything on that schedule, which is not yet explained.
There is also an open question about who is developing it. Property Finder, Engel & Völkers and Metropolitan all name Expo City Dubai. Propsearch names Dubai South Properties. Both entities are real, both are plausible here, and the two are not the same company. We have recorded the conflict rather than picking a side, and a buyer should confirm the contracting entity on the sale and purchase agreement rather than from a listing.

Law No. 19 of 2020 sets the maximum a developer may retain if a purchase fails, and those limits are public order, so no contract can override them.
