About Expo Valley Views
Expo Valley Views is Expo City Dubai’s November 2025 apartment launch inside Expo Valley: eight low-rise buildings of stepped heights, one, two and three bedroom homes, arranged around landscaped water features with horse trails, pools, yoga decks, fitness studios, children’s play areas and cafes.
Handover is fixed to an exact calendar day, 31 October 2029, rather than a quarter, and the unit schedule is complete: internal, balcony and total areas for every typology. What is not yet set is the money. There is no price, no payment plan and no total home count – close to the inverse of a typical Dubai launch, where a headline price arrives long before a floor plate.

What we like1
- The unit schedule is published in full, which is rare at this stage: internal area, balcony area and total area for the one-bedroom, three two-bedroom types and two three-bedroom types, in both square metres and square feet. The handover is an exact date. Expo City is a government-linked master developer with a published decarbonisation roadmap, building on land it controls, and the district already has delivered neighbours rather than being a first phase on sand.
What to consider1
- Three things. There is no price, so nothing can be modelled and no rate per square foot can be checked. The published area ranges do not reconcile with the published balcony areas at the top end – a one-bedroom is listed at 72 sqm internal plus an 11 sqm balcony, yet the total range runs to 104 sqm, which needs a balcony three times the one printed on the same sheet. And the typology labels differ between the website and the plans: the site offers two-bedroom T1, T2 and T3, while the drawings are labelled Type 01, Type 02 and Type 04, with no Type 03 published.
Our take
Treat the areas as the strong part of this record and the price as absent rather than low. Ask for the price against a named typology and a named floor, and check it against the TOTAL area including balcony, because balconies here run 12 to 15 per cent of the total and a balcony-heavy unit always looks cheaper per square foot than it lives. Then confirm that 31 October 2029 is the date written into the sale agreement rather than a marketing target.

The opposite of a normal Dubai launch
Almost every off-plan launch in Dubai leads with a price and a payment plan and makes you work for a floor plate. Expo Valley Views does the reverse. Expo City Dubai has published an exact handover date — 31 October 2029, a calendar day rather than a quarter — and a complete unit schedule giving internal area, balcony area and total area for every typology, in both square metres and square feet. It has published no price at all, no payment plan, no total home count, no DLD project number and no escrow account.
For a buyer that is an unusually good problem to have. Floor areas are the part of an off-plan sale that is hardest to extract and easiest to be misled about, and here they are, from the developer, before a single price has been quoted.
The AED 1.7 million on the page belongs to a different building
There is one price-shaped number reachable from the Expo Valley Views page, and it is worth explaining because it will otherwise end up in somebody’s pitch. The page’s underlying content record carries a meta description reading “284 luxury homes shaded by signature canopies, with handover in Q4 2026. Prices starting from AED 1.7 million.” Expo City’s own content system labels that field, and the page title beside it, with the prefix “OLD”. They are leftover fields from Al Waha Residences — a different Expo Valley project, with a different home count and a 2026 handover — still sitting in the page payload because this page was built on top of that one.
The AED 1.7 million is a real figure. It is not this building. Anything quoting it for Expo Valley Views has scraped a stale field, and the price here should be treated as genuinely unpublished.
What the plans say, and where they stop adding up
Read across the six published typologies and two things stand out. First, balconies here are generous: 216 sq ft on a 1,473 sq ft two-bedroom Type 02, 269 sq ft on a three-bedroom Type 01, roughly 12 to 15 per cent of the total area. Dubai rates per square foot are normally quoted on the total, balcony included, so a balcony-heavy apartment always looks cheaper per foot than it lives. Ask for the rate on internal area as well, and compare like with like.
Second, the totals do not reconcile at the top of each range. The one-bedroom is published as 72 sqm internal with an 11 sqm balcony, which gives 83 sqm — exactly the bottom of its stated 83 to 104 sqm total range. Reaching 104 sqm needs a balcony of about 32 sqm, three times the figure printed on the same sheet. The two- and three-bedroom sheets show the same pattern. The likely explanation is that the range covers several unit variants while the balcony figure describes only the one drawn, but Expo City does not say so, and a buyer working from the range rather than a specific unit number can be out by 20 per cent.
T3 or Type 04
Expo City’s website offers two-bedroom typologies labelled T1, T2 and T3. The drawings themselves are labelled Type 01, Type 02 and Type 04. No Type 03 has been published anywhere we can find. It is probably a numbering artefact rather than a missing apartment, but it means the label you ask for and the label on the drawing you are shown may not match. Get the typology confirmed in writing against a plan.
It hands over three years before the airport
Expo City sits beside Al Maktoum International, and that adjacency is most of the investment case put to buyers here. The AED 128 billion expansion approved in April 2024 has its first phase, at roughly 150 million passengers, expected in 2032. Expo Valley Views hands over on 31 October 2029.
So the first three years of ownership are spent next to a construction site rather than next to the world’s largest airport. That is not an argument against buying; it is an argument for being clear about which decade you are underwriting. The Metro is the nearer-term comfort: the Route 2020 branch of the Red Line terminates at the Expo station, which is more than most new Dubai addresses can say. Walk from the building to the platform before you price it in.
What to ask for, in writing
- The price against a named typology, a named floor and a specific unit number – not a range.
- The rate per square foot on internal area as well as on total area including balcony.
- The payment schedule, milestone by milestone, with the percentage due at handover.
- Whether 31 October 2029 is the date in the sale agreement, and what the contract says if it slips.
- The DLD project registration number and the escrow account.
- Confirmation that the two-bedroom typology you are buying, T1 T2 or T3, matches the Type 01 02 or 04 on the drawing.
- The total number of homes across the eight buildings, and how many are already sold.

2 Bedroom, Type 01
1,337 – 1,675 sq ft
Internal 107-108 sqm / 1,157-1,165 sq ft, balcony 16-19 sqm / 174-200 sq ft, total 124-156 sqm / 1,337-1,675 sq ft. Master bathroom, walk-in wardrobe to the master, a second walk-in off bedroom 01 and a separate powder room.
2 Bedroom, Type 02
1,473 sq ft
Internal 117 sqm / 1,257 sq ft, balcony 20 sqm / 216 sq ft, total 137 sqm / 1,473 sq ft. The balcony is about 15 per cent of the total, which flatters any rate per square foot quoted on the total.
2 Bedroom, Type 04
1,361 sq ft
Internal 108 sqm / 1,162 sq ft, balcony 19 sqm / 199 sq ft, total 126 sqm / 1,361 sq ft. Published on the website as 2 bedroom T3; the drawing itself is labelled Type 04, and no Type 03 has been published.
3 Bedroom, Type 01
1,820 – 2,251 sq ft
Internal 144 sqm / 1,551-1,552 sq ft, balcony 25 sqm / 269 sq ft, total 169-209 sqm / 1,820-2,251 sq ft. Includes a maid room with its own bathroom, three bathrooms plus a powder room, and a 12.7 metre balcony.
3 Bedroom, Type 02
1,882 – 2,197 sq ft
Internal 149-150 sqm / 1,607-1,610 sq ft, balcony 26 sqm / 275 sq ft, total 175-204 sqm / 1,882-2,197 sq ft, across two balconies.

Expo Valley, and the airport it arrives before
Expo Valley Views sits inside Expo City Dubai, the permanent city built on the Expo 2020 site, next to Al Maktoum International and the Dubai Exhibition Centre. Two location facts matter more than the marketing. First, Expo City is on the Metro: the Route 2020 branch of the Red Line terminates at the Expo station, which beats most new Dubai addresses – but the station serves the Expo grounds, and the walk from a specific building is the number to measure. Second, the AED 128 billion Al Maktoum expansion has its first phase, at about 150 million passengers, expected in 2032. This building hands over on 31 October 2029. Buyers move in roughly three years before the infrastructure story that justifies the address arrives.

Off-plan and escrow
Law No. 8 of 2007 requires every off-plan project to hold buyer money in a project-specific escrow account, ring-fenced from the developer creditors, with releases against certified construction milestones. Law No. 13 of 2008 creates the interim register and makes an unregistered off-plan disposition void. Law No. 19 of 2020 sets the maximum a developer may retain if a purchase fails, and those limits are public order, so no contract can override them.

We have not confirmed whether that date is written into the sale agreement or is an indicative target, and that is the first thing to ask.
02How much does an apartment at Expo Valley Views cost?
No price has been published – not in the launch material, not in the Dubai Media Office release, not on the project page. A figure of AED 1.7 million does appear in the page source alongside 284 luxury homes and a Q4 2026 handover, but Expo City own content system marks those fields OLD: they are leftover metadata from Al Waha Residences, a different project. Anyone quoting AED 1.7 million for Expo Valley Views is quoting the wrong building.
