What we like5
- Emaar is the strongest counterparty in the market: 76,000 homes delivered since 2002 and a listing on the DFM, so delivery risk is about as low as Dubai off-plan gets.
- The Alva townhouses are large for the community. At roughly 2,788 and 3,081 sq ft they are meaningfully bigger than Vindera’s 2,396 and 2,907 next door.
- Alva 1 was 196 townhouses against Vindera’s 578. A smaller release means a narrower resale field inside your own phase, which usually helps on exit.

- The Valley has no metro and none planned, and Downtown is a long drive. This is a car-dependent address on the Dubai-Al Ain Road.
Our take
The product is good and the counterparty is the best in the market, but you cannot price this phase yet. The only real numbers in circulation belong to Alva 1, and using them to model Alva 3 is the mistake this page exists to prevent. Ask for a price list headed Alva 3 with a date on it, the plot and chargeable area of the specific townhouse, and the payment schedule with its milestones named. Then price it against Vindera per square foot rather than against the headline, and decide whether the premium is buying you plot, position or just a newer phase.

Every rate here is our own calculation, the starting price over the smallest published area, so each is a floor rather than an average. The Alva figures are the first release; no Alva 3 price list has been published. Vindera figures are from its own release. Same developer, same community, handover December 2029 against Q1 2030.
The numbers being quoted for Alva 3 are Alva 1’s
Emaar publishes nothing for Alva 3. It publishes nothing for Alva 2 or Alva 1 either — no Alva phase appears anywhere in Emaar’s current property list, which on the day we checked carried fourteen live launches and none of them called Alva.
What circulates instead is the Alva 1 release sheet, reattached to Alva 3: the same three and four-bedroom townhouse mix, the same Q1 2030 handover. Those figures are real, but they describe the first phase. A phase-three price list, if one exists, has not been published, and phase pricing in a townhouse series almost never repeats — developers reprice each release against what the last one sold for.
So treat any “from AED 4.38 million” you are shown for Alva 3 as a quotation from a different release until someone puts a phase-three price list in front of you.
What Alva 1 actually cost
Two independent sources agree on the first release: 196 townhouses, three-bedroom at roughly 2,788 sq ft from AED 4.38 million, four-bedroom at roughly 3,081 sq ft from AED 5.09 million, handover Q1 2030, expression of interest AED 100,000 refundable, with the 4 per cent Dubai Land Department fee payable separately. Plots average about 2,135 sq ft on the three-bed and about 3,620 sq ft on the four-bed. Freehold, all nationalities, and both types clear the AED 2 million Golden Visa threshold comfortably.
That works out at about AED 1,571 per sq ft on the three-bedroom and AED 1,652 on the four-bedroom. Those are our own calculations from the published prices and areas, not figures Emaar states.
Alva is priced well above Vindera, in the same community
Vindera at The Valley is the other Emaar townhouse release we have analysed here, on a near-identical delivery horizon. Its three-bedroom starts at AED 3,070,000 for 2,396 sq ft, about AED 1,281 per sq ft. Alva’s three-bedroom is roughly 23 per cent more per foot for a home about 16 per cent larger.
Some of that gap is size and some is position within the masterplan, but a 23 per cent rate premium inside one community, from one developer, on the same handover year, is the thing to make the sales desk justify. Ask what Alva has that Vindera does not, in terms you can verify: plot size, frontage, distance to the amenity spine, specification.
The other difference is scale. Alva 1 was 196 townhouses; Vindera is 578. A smaller release is a narrower resale field inside your own phase, which usually helps on exit.
The payment plan is disputed
Two sources describe the Alva plan differently. One sets out 20 per cent in each of the five years to completion, with annual instalments of about AED 876,000 on the three-bedroom. The other describes an 80/20 split with 10 per cent down and 50 per cent across construction, which does not add up to 100 and cannot be right as written.
We publish neither as the plan. Emaar’s recent townhouse plans in this community are milestone-linked — Vindera releases its last four instalments against 40, 60, 80 and 100 per cent construction — so a calendar-only schedule would be a departure worth confirming. Get the schedule in writing with its milestones named and dated before you reserve.
What to ask for, in writing
- A price list headed Alva 3, not Alva, with a date on it.
- The chargeable area and the plot area of the specific townhouse, and the rate per square foot that follows.
- The payment schedule with each instalment named, dated and tied to a construction milestone.
- The completion date written into the sale and purchase agreement.
- What justifies the rate against Vindera in the same community: plot, frontage, position, specification.
- The DLD project registration number and the escrow account for this phase specifically, since phases register separately.
- How many townhouses are in Alva 3, and how many are released.
Residences
Two types, on the first release
3 Bedroom Townhouse
2,788 sq ft
Areas, plot and price are the Alva 1 release. No Alva 3 price list has been published, so treat these as the series precedent rather than a quotation for this phase. The plot is smaller than the built area because these are two-storey homes.
4 Bedroom Townhouse
3,081 sq ft
The only type in the series with a plot larger than its built area, which is where the garden is. Again these are Alva 1 figures; ask for the Alva 3 sheet before pricing anything.
Size bars run from 0 to 3,250 sq ft. Ranges are the published minimum and maximum for each type.
Location intelligence
The Valley, on the Dubai-Al Ain Road
Alva sits inside The Valley, Emaar’s community on the Dubai-Al Ain Road corridor. There is no metro on this corridor and none planned, so it is a car-dependent address.
We publish no drive times for this project because we have not measured any. Drive times in marketing material for this corridor are usually quoted off-peak from the community entrance rather than from a plot at commuting hour.

Law No. 8 of 2007 requires every off-plan project to hold buyer money in a project-specific escrow account, ring-fenced from the developer creditors, with releases against certified construction milestones. Law No. 19 of 2020 sets the maximum a developer may retain if a purchase fails, and those limits are public order, so no contract can override them.
