What Vindera at The Valley is

Vindera is a 578-home townhouse release in Phase 2 of Emaar’s The Valley, on the Dubai–Al Ain Road. It is three- and four-bedroom townhouses only: no apartments, no villas, no commercial. The split is 352 three-bedroom homes and 226 four-bedroom homes.

Emaar’s one-pager gives minimum plot areas of 1,617 sq ft for the three-bedroom and 2,588 sq ft for the four-bedroom, with minimum built-up areas of 2,396 and 2,907 sq ft respectively. Note that these are minimums for each type, not the size of a specific home, and the plot is larger than the built-up area in neither case — on the four-bedroom the BUA exceeds the plot, which is what you would expect from a two-storey townhouse.

The price depends on which document you read

Emaar’s own one-pager gives starting prices of AED 3.07 million for the three-bedroom and AED 4.14 million for the four-bedroom. Property portals list the same units at AED 3.17 million and AED 4.35 million.

We publish the developer’s figures because they are the primary source, and we record the portal figures here rather than hiding the gap. The most likely explanation is straightforward: the one-pager is launch pricing and the portal figures are current availability after the cheapest units sold. That is a guess, not a finding. Ask which price applies to the specific unit you are being offered, and on what date it was set.

On the developer’s own numbers, the entry three-bedroom works out at roughly AED 1,281 per square foot of built-up area. Treat that as indicative only: it divides the minimum price by the minimum BUA, and there is no guarantee the cheapest home is also the smallest.

The payment plan is a genuine 80/20

Ten per cent on booking, seven further instalments of ten per cent, and a final twenty per cent on completion in December 2029. The last four instalments are tied to construction milestones rather than to dates alone: 40 per cent completion in October 2027, 60 per cent in March 2028, 80 per cent in September 2028 and 100 per cent in December 2029.

Milestone-linked instalments are better for a buyer than purely date-linked ones, because they tie your money to visible progress. They are also the reason the schedule can move: if construction runs late, the instalment dates move with it, and so does your handover.

What is not published, and what to ask for

The one-pager carries no DLD project registration number, no escrow account or bank, no service charge estimate and no price per square foot. None of those are unusual omissions in a launch one-pager, and none of them are optional before you sign.

Before committing, ask for the DLD project number and check it yourself on the Dubai Land Department’s project register; ask which bank holds the escrow account and confirm your payments are going into it rather than to the seller directly; and ask for the current service charge on a comparable delivered Valley cluster, because Emaar Community Management does not publish a rate and third-party estimates vary by a factor of six.

Location: the thing to be clear-eyed about

Vindera is 33 minutes from Downtown Dubai in typical traffic, not the 20 Emaar’s marketing gives. There is no metro on this corridor and the Blue Line will not change that when it opens in 2029. The nearest school is 11.2 kilometres away. Those are not objections to buying — a 2,396 sq ft townhouse at this price does not exist closer in — but they are what you are trading for the space, and they should be in the decision rather than discovered afterwards.
