About Fior 1 at Rashid Yachts & Marina

Fior 1 is Emaar’s nineteenth residential launch at Rashid Yachts & Marina, a 1 to 3 bedroom apartment building on the marina at Mina Rashid. Emaar’s website opens it at AED 2.2 million and describes marina and Downtown skyline views, a promenade of retail and dining below, and a resident amenity deck.

That is very nearly the whole of it. Beyond the AED 2.2 million entry there is no rate by bedroom count, no payment plan, no handover quarter and no unit sizes, so there is nothing yet to model. The February 2026 brochure runs to 18MB and is a beautifully produced document about a lifestyle rather than a building.

What to consider1

  • Two things. First, the terms are thin to the point of being unusable: no size, no payment plan, no handover date. Second, Emaar’s own documents disagree with each other. The February 2026 Fior 1 brochure states the marina has 430 wet berths for vessels up to 100 metres; Emaar’s Rashid Yachts & Marina community page states 400. Both are Emaar, both are current. And the brochure’s developer credentials page is dated ‘as on 30 June 2024’ – market cap FY 2023, revenue and profit to mid-2024 – in a document issued in 2026.

Our take

There is nothing here to model yet, so treat any conversation about Fior 1 as an information request rather than a decision. Ask for the unit size against the AED 2.2 million, the payment schedule and the handover quarter, in writing, before anything else. The address is real and the developer is the strongest in the market; it is the terms that have not caught up. And remember what you are buying into: Emaar’s next tower on the same water will compete with your resale, on terms an individual seller cannot match.

An 18MB brochure with no numbers in it

Emaar issued the Fior 1 brochure in February 2026. It runs to 18 megabytes and twenty-odd pages of renders, and it publishes no price at any bedroom count, no payment plan, no handover or completion date, no unit sizes, no unit count, no floor count, no DLD project registration number and no escrow account. The one number a buyer can act on — from AED 2.2 million — appears on Emaar’s website, not in the brochure, and is not attributed to a unit.

This is worth stating plainly because Emaar is not a developer with a disclosure problem. It is the largest in the market, it publishes payment plans and handover quarters on other launches, and it has a functioning escrow and registration process. The absence here is a stage in the sales cycle, not a permanent condition. But at the moment a buyer is being asked to reserve, the published record supports no analysis at all.

Emaar contradicts Emaar on the berth count

The Fior 1 brochure describes the marina as “430 wet berths accommodating vessels up to 100 metres”. Emaar’s Rashid Yachts & Marina community page describes the same marina as 400 wet berths, same 100-metre limit. Both are current Emaar documents. Thirty berths is a small difference in itself, but berth count is exactly the figure a marina premium is anchored on, and a buyer paying for proximity to a superyacht marina is entitled to know which number is contractual.

The 430 figure is not new: it is the number DP World and Emaar published when they launched the AED 25 billion Mina Rashid masterplan in 2019. So the brochure is repeating the launch figure while the community page has moved to a lower one. We have not established which reflects what is built.

A 2026 brochure with 2024 credentials

The brochure’s developer page carries Emaar’s corporate figures: AED 71.7 billion market capitalisation for FY 2023, AED 14.4 billion revenue as at 30 June 2024, AED 5.3 billion net profit for H1 2024, 115,000+ homes delivered, 42,200+ under development. All of it footnoted “as on 30 June 2024”, in a document issued in February 2026. Emaar has published two further half-year results since. Nothing here is false; it is simply twenty months stale, in the section meant to establish that the counterparty is sound.

The nineteenth launch at one address

Fior 1 joins Seagate, Seascape, Sunridge, Clearpoint, Bayline, Avonlea, Ocean Point, Ocean Star, Marina Views, Ocean Cove, Porto View, Pier Point, Marina Place 1 and 2, Baystar by Vida, Sera 1, Sera 2 and Aurea on Emaar’s own list for Rashid Yachts & Marina.

That concentration is the structural resale consideration and it applies to every unit here. When you come to sell, the competing product is very likely Emaar’s next tower on the same water, sold new, with a construction-linked payment plan and no transfer friction. An individual seller cannot match those terms. Buyers intending to hold and rent are in a different position to buyers intending to exit before handover, and the difference is worth being honest with yourself about before reserving.

What to ask for, in writing

  • The unit size in square feet against the AED 2.2 million entry price, and which floor it is on.
  • The payment schedule, milestone by milestone, with the percentage at handover.
  • The handover quarter and year, and what the contract says happens if it slips.
  • The DLD project registration number and the escrow account the money goes into.
  • Which amenities are reserved for Fior 1 residents and which are shared with the wider community.
  • Whether the berth count in your sales material is 400 or 430, and whether berth access is included in any way.
  • The orientation of the specific unit relative to the cruise and cargo terminals.

This list is the brochure’s own amenity page and is unusually specific for Emaar at launch. What the brochure does not give is where any of it sits in the building, whether it is podium or rooftop, or which of it is shared with the wider community rather than reserved for Fior 1 residents. The marina, promenade and yacht club are community facilities, not building ones.

Fior 1 sits inside Mina Rashid. Cargo moved to Jebel Ali by the end of March 2018, but DP World still operates a cargo and RoRo terminal, a coastal terminal and the Hamdan bin Mohammed Cruise Terminal on the same estate – roughly a million cruise passengers a year, up to 27,000 at once. Establish which way the building faces and what a peak cruise-season morning does to Al Mina Street. The brochure’s drive times are Emaar’s, off-peak and unverified by us: 15 minutes to the Al Shindagha Heritage District, 20 to Dubai International, 25 to Downtown, 30 to Dubai Marina.

Off-plan and escrow

Law No. 8 of 2007 requires every off-plan project to hold buyer money in a project-specific escrow account, ring-fenced from the developer creditors, with releases against certified construction milestones. Law No. 13 of 2008 creates the interim register and makes an unregistered off-plan disposition void. Law No. 19 of 2020 sets the maximum a developer may retain if a purchase fails, and those limits are public order, so no contract can override them.

01How much does an apartment at Fior 1 cost?

Emaar publishes one figure: from AED 2.2 million. It does not say which unit that buys or how large it is, and the brochure carries no price at all. For context, Emaar opens the whole of Rashid Yachts & Marina at AED 2,112,888. Without a size no rate per square foot can be calculated, and we do not estimate one.

02What is the payment plan for Fior 1?

None is published. Emaar’s own project page returns ‘Payment plan is currently unavailable for this unit’, and the February 2026 brochure contains no schedule. Ask for it in writing before reserving.

03When does Fior 1 hand over?

No handover or completion date appears anywhere in Emaar material we could find – not on the project page, not in the brochure. Given that Rashid Yachts & Marina is an active construction site with nineteen Emaar launches running through it, the date is the single most important thing to get in writing.

04How many berths does the marina actually have?

Fior 1 sits inside Mina Rashid, where DP World still runs a cargo and RoRo terminal and the largest covered cruise terminal in the world – roughly a million passengers a year – so establish which way the building faces. And it is Emaar’s nineteenth launch at this one address, which means your eventual resale competes with the same developer selling new stock on the same water, on a payment plan you cannot match.
